Established B & B and self-catering accommodation set in the heart of the Abruzzo countryside with wonderful views of both the Gran Sasso and Maiella National Parks. Previously an Agriturismo the business has been transformed by its present owners into stylish, relaxing and comfortable accommodation. The accommodation is very flexible so large or small groups can be catered for and It has been a successful letting business since 2009.

It can of course be used as a residential house.

On the ground floor there is a very spacious kitchen/dining room with doors leading out to the patio and garden which enjoy wonderful views to the mountains. A large comfortable lounge with log burner (wonderful and warming for those winter evenings), 2 bedrooms one en-suite bathroom with shower and bidet also another separate utility room with bath and shower also. There is an office/library/games room and also large hallway. This floor is lived in by the owners as it is but due to its size it could easily be made into two apartments.

The first floor is currently a huge apartment; which has a kitchen/diner, bedroom with balcony to enjoy those spectacular views and en-suite bathroom. Two further bedrooms with balconies, another bedroom with stunning views of the Gran Sasso and a further large bathroom, with shower. There is also a living/TV room.

The 2^nd floor is unfurnished and currently used for storage but could be made into another apartment.

Outside.

The property has large gardens and covered Portico and BBQ areas plus external washing machine for guest use.

Land

10,000 m2 of land comes with the property consisting of vineyard, fruit trees and olive groves. There is also a fenced area currently housing chickens, sheep and geese. This land is currently being considered by the owners for a camping area.

ROSCIANO - PESCARA PROVINCE

Rosciano's hilltop position gives wonderful views of the Pescara river valley. It has a population of 3,790 and is 242 metres above sea level.  Archaeological findings have shown that the area has been inhabited from pre-Roman times and it is also home to the ruins of a medieval fort.

On a practical note there is a good selection of shops including a mini market, butcher and baker. There is also a good choice of bars and restaurants.

Rosciano is famed for its production of wine and extra virgin olive oil.  There are a number of wineries in the area and the quality of the wines are some of the best in Abruzzo.

For lovers of the outdoor life there are endless walking trails, cycling, canoeing, climbing, horse-trekking, skiing and much more.

Rosciano-s wonderful location is perfect for discovering Abruzzo-s treasures being just a few minutes from the sea, mountains and two National Parks (Gran Sasso and Maiella).
