Panattoni Park Reading will comprise the latest Grade A speculative logistics development on J12 of the M4. The development will comprise two units of 50,329 sq ft and 56,124 sq ft that could provide a combined unit of 106,453 sq ft. The units will benefit from 10metre clear internal height, large secure service yards with 50metre yard depths, 5 dock doors and 2 level access doors per unit and 60 car parking spaces and 10HGV spaces per unit.

The scheme has secured a 1MVA power supply from the grid, alongside an additional 200KVA from the PV solar array included within the base specification. The units will be targeting a BREEAM Excellent' rating alongside EPC A for the warehouse and EPC A+ for the offices - additionally the building envelope will be 'chill box ready'.

Panattoni Park Reading is excellently located with more than 1.3 million people living within a 45-minute commute. Its location, directly on the M4 at J12 gives access to over 65% of the UK’s population within a 4.5 hour drive time. The Park provides direct access to London, to the east, the Western Corridor and beyond.

For employees and visitors by public transport, Theale railway station is within an 11-minute walk of the Park. There are 32 London-bound trains on weekdays, with the fastest train taking only 40 minutes. Connections to Reading and Newbury are also available. In addition for locally based employees, there is a bus stop close to the Park, which provides a further connection to and from Reading town centre, running every 20 minutes at peak times.

Panattoni Park Reading is located within a 60-minute drive to work time of major conurbations to the north and south of the Western Corridor. This area extends to Oxford and Aylesbury to the north; Swindon to the west; the London suburbs around Heathrow Airport to the east; Winchester and the environs of Southampton to the south.
