Few nice coffee places nearby and tescos over the bridge. No tenants have moved into the open spaces available as part of the build yet though. They've had constant issues with the hot water so beware if you move in. Team seem nice that run the place but they can't seem to do anything about the issues they've been having. Parking is incredibly expensive aswell
How has the building management responded to any problems or issues you have raised:
They have a community app called LOFT but any negative comments get moderated

Council tax and bills haven't been sorted since we moved in, in august so abit worried about the bill coming

4Please tell us about the good and bad aspects of living in your local area:
I love this location for its close access to the city centre of Bath and public transport. There are three different walking and cycling routes this start at the door step such as the River Avon/Canal, the Bristol-Bath cycle path and the Two Tunnels Linear Park. Very easy to get to Victoria Park, Lidl, Sainsbury's and M&S and various other shops. Also, directly across the road is the Royal Oak pub which is one of my favourite pubs in bath. Great for live music and real ales. However, this location is next to one of the busiest crossroads in Bath, and major construction. So there is alot of noise coming from cars passing and construction in the area. However, the building is very sound insulated, so with your windows closed you don't hear these things so much. There is also noise from passers-by as this is the main route for students going back to student accommodation on this street. I would characterise this neighbourhood as a student neighbourhood. But I think young people bring a nice energy to this street. There is no on-street parking at this location.
How has the building management responded to any problems or issues you have raised:
Issues reported by tenants to management often re-occur, such as hot water outages, internet issues and communal area problems. Snagging issues are still occuring.
Please share one thing (or more) which you wish you had known before you moved in:
The council tax band: the staff member who took me on the viewing did not know the council tax band and guessed that it would be council tax Band B which was also what I had guessed. However, the council tax band for the entire building is Band C. Tenants have still not received a bill for electricity and water, management do not have answers for this yet, management arrange the utilities.

Living at Signal Box Yard has been such a good experience as a Uni of Bath student. The location is ideal — it’s close to the train station, bus routes to campus and an easy walk into town for shops, cafes and nights out. The building itself is modern, clean and feels really safe, with friendly staff and a great student community. The river nearby is lovely for walks or runs, and there are loads of nice spots to chill in the area. Overall, it’s a super convenient and comfortable place to live while studying in Bath!
How has the building management responded to any problems or issues you have raised:
The building management team has been consistently helpful and professional. They always respond quickly to any issues or questions and make sure everything is properly followed up. Communication is clear and friendly, and it’s easy to reach someone when needed. Overall, the management is reliable and genuinely cares about residents.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I’d known how much nicer it is living this close to the city centre. Everything’s within walking distance — shops, bars, gyms, the river — and it just makes day-to-day life so much easier. Definitely beats being further out, especially for students or anyone new to Bath.

Everything i need is close by, access to cycle path, public transport all within 3 min walk l, couldn’t be happier! Only thing i would say is next to busy rd so a lot of pollution, will get and more and more convert to electric vehicles.
How has the building management responded to any problems or issues you have raised:
I haven’t had any problems occurred as of yet, but I’m sure they would be resolved quickly and efficiently
