The Spitalfields Historic Building Trust is delighted to offer his charming four-bedroom detached flint property for sale, to help support our works on our adjacent site: Charing Archbishop’s Palace.
This historic domestic property has been in agricultural tenancy for many decades, and now requires a considered renovation to bring it back to life as a home once more. We are seeking a new custodian with experience in historic buildings, a desire to restore some of our most nationally important architecture, and eager to be part of this wonderful village community.
Situation
The Archbishop’s Palace site as a whole has roots back to the 8th century, with many of the buildings still standing today ranging from the late 13th to the late 15th century. The palace was a favourite residence of archbishops during the medieval period and hosted King Henry VIII and Katherine of Aragon. This particular property is Grade I listed, and any future owner will be working closely with Historic England and Ashford Borough Council to ensure that the works are appropriate and sympathetic to this special place.
Dan Cruickshank, Architectural Historian and Chair of Trustees of the Spitalfields Trust, added: “The Archbishop's Palace at Charing in Kent is a marvellous architectural survival, of intense historic interest, embedded - in almost secret manner - within one of the county’s most attractive villages. The nation can boast few historic buildings comparable to the palace at Charing, and arguably none so bewitchingly beautiful, picturesque - and with such potential for careful repair, conservation and adaptation - all of which can give these ancient structures new lives.”
Prior to sale, we have secured a structural and building assessment by well-respected heritage firm The Morton Partnership, and have also procured an asbestos survey and outline quotes for removal. We are happy to make these reports available to interested parties, but would like to advise that we have taken the recommendations of these reports into account when forming the guide price.
The property is served by mains water and drainage, and electricity. A recent positive EICR was achieved on the electrical installation, and the mains water supply was upgraded and replaced in 2023. The property is understood to be Council Tax band ‘C’. Due to its Grade I listing, the property is exempt from EPC requirements.
