Description
Set well back from the road, in a quiet but central location, a small building has been turned into three elegant apartments, each with their own large garden. The apartment for sale is the very nicest of the three: the entire top floor, complete with a roof terrace, and also the entire lowest floor, and the largest garden.
The main top floor apartment has an entrance hall leading to a large, light open plan living and dining area, with an elegant modern kitchen separated from it by a breakfast bar. With windows on three sides, this are is very sunny, with lovely views. The floor has been paved in an elegant and traditional checkerboard pattern.
From the open plan living area, a door opens to the large terrace, with sweeping views. There is a small walk-in storeroom opening from the terrace.
A square arch leads from the entrance hall into the night zone, where doors lead off a round landing to the main bathroom (with both bath and shower), two large bedrooms each with private balconies, and a smaller room, suitable as a study or perhaps a single bedroom.
There is also a small second bathroom opening from the entrance hall, with stained glass door.
The entire lowest floor also belongs to the apartment. Currently, it is set up with a large cantina storage area, an entrance hall, a large open plan area opening to the garden with a section plumbed, wired and tiled for a kitchen, a further large room and a bathroom, thus creating the potential for a splendid enertaining space. This area can be entered from the rest of the building, or directly from the garden. It would be possible to create a garage in part of this area if desired.
The large garden measuring approximately 1,200 sq.mt. wraps around two sides of the house, and has at one end a long line of mature cypress trees.
The building is in a quiet but not isolated area, a couple of minutes from the villages of Carnello and Broccostella (both of which have all services, shops, restaurants etc), and about 10 minutes from the more major towns of Arpino and from Sora, a public transport hub. Casa Cipresso has excellent road access; only 90 minutes to the centre of Rome and also to Rome's airports. An hour to the Mediterranean coast.
SORA, a gracious riverside town, and the nearby historic hilltop town of ARPINO, are two of the enchanting medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Sora and Arpino are temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Alvito, Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being only 90 to 120 minutes minutes journey from central Rome or either of Rome's two airports.
