Description

PROPERTY:
Having been significantly redeveloped over the past few years, we are delighted to present this large family home on one of the largest plots in the village. Offering superb water views from the principal rooms, balconies and garden, there is a constant change of scenery. The changing tides of Restronguet and Penpol Creeks, boats moving through to the Carrick Roads and the beauty of the farm and woodland of Carclew on the opposite bank.

A private drive, which is initially shared by the neighbouring Penpol House, leads to a large, private parking area between the home and an annexe which was converted by the previous owners from a detached double garage. The annexe includes an open plan kitchen/sitting room, a cloak room a master bedroom with an en-suite bathroom upstairs. This is an ideal space for a dependent relative or elder child.

In the last 3 years the principal house has had a two storey extension added creating a beautiful, dual aspect kitchen/ dining room. Bi-fold doors open to the south and west flooding the room with natural light. The newly installed German kitchen has a large island with a breakfast bar and an inset induction hob with built in countertop extractor. A quartz worktop sits over Matt, Olive Green, handleless cabinetry with oak contrasting units. There is a built in dishwasher, full size fridge and separate freezer, inset Siemens oven and combi-oven. There is an adjoining utility room which leads out to a side porch. The kitchen/dining room has the benefit of underfloor heating.

To the opposite side of the house is a very comfortable, dual aspect sitting room with a wood burner and patio doors leading out to a decking area to the rear of the house.

Towards the front of the house is a second reception room which could be a games room or very large study. Through the entrance hall is a double guest bedroom and family bathroom.

Upstairs the master suite has a brand new, en-suite shower room, a walk-in wardrobe and secondary wardrobe, and a large bedroom with a vaulted ceiling with space for a lounging area. Despite the grandeur of this room, the eye is immediately drawn to the large balcony with superb views over the garden and the Carrick Roads beyond.

There is a second large, vaulted ceiling, en-suite bedroom on the other side of the house which has a matching balcony with the same views. This is in addition to a third en-suite bedroom, family bathroom and finally a fifth double bedroom with a family bathroom next door.

Outside, there are a number of outbuildings. A recently built workshop has a single up and over garage door and plenty of space for storage for the Cornish essentials of surfboards, bikes, canoes, paddle boards etc. There are two further garden stores within the grounds as well as a hot tub area, vegetable garden and large lawn. The property is bounded by mature hedges and high stone walls for privacy.

This is a generously proportioned family home on a large plot. Completely modernised for comfortable living, offering superb water views, a large, relatively easily managed garden, an annexe, ample parking and storage in a delightful and convenient location in South Cornwall. A viewing is highly recommended.

SURROUNDING AREA
On the shores of Restronguet Creek lies the waterside village of Penpol. This area is considered to be one of the most highly coveted locations in south Cornwall by virtue of the peaceful and picturesque setting with the combination of trees and water showing off nature at its very best.
