Entrance via exterior stone steps to: Entrance hall / study, large living room with doors to terrace, kitchen with doors to a second terrace, bathroom and two single bedrooms. Upstairs are two double bedrooms - one is very large - and second bathroom with both bathtub and shower.

Outside, both terraces have magnificent views across coutryside to the mountains beyond. The largest terrace is off the living room, and offers a generous space for relaxing and / or entertaining. The second terrace, off the kitchen, has space for a table and chairs, a perfect spot for a leisurely breakfast, evening aperitivo or quiet supper.

There is land below the house of almost 1400 sqm, with potential to create a beautiful garden and ample space for a pool (subject to usual planning consents). There is car access to the house, and parking.

The small village is clustered high on the hillside in an area criss-crossed with fabulous walking and cycling trails. Close by the Bastia is dominated by a castle with four round towers, and 360 degree views over the countryside and mountains. A ten minute drive through the olive groves is the historic town of Licciana Nardi, with a 13th century pedestrian street flanked with local shops. Central in the town is the Piazza del Municipio, bordered by a 16th century Malaspina castle which is linked to the baroque church by a covered bridge so that the nobles had direct access to prayer and dealings with the local priest. Tucked along the borgo is a butcher, deli, bakery, green-grocer, and cafes. There's also a bank, schools, pizzeria / restaurant and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities. Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the spectacular Ligurian coastline is close by. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing in the summer. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.
