In days gone by, Gwernymynydd was a completely different entity to Mold but now, as urban sprawl encroaches further, it has become virtually a suburb but one that retains its own identity and atmosphere.

Happily, it does this while being able to take maximum advantage of the close proximity to all the facilities that a village cannot provide. Situated on the hill to the west of Mold approaching Loggerheads, it sits on the edge of an Area of Outstanding Natural Beauty. Now, if that sounds good, wait till you see the house...

Sitting on a small feeder road that runs parallel to the main road through the village, and separated from it by a substantial stone wall that does an excellent job of deflecting any traffic noise, we find this spacious detached family home.

It is virtually the last house in the Cul de Sac, providing a safe haven for any children who stray from the safety of the enclosed rear garden, adding to the home's family oriented credentials.

To the front of the home the garden has been given over to hard standing, or a brand new block paved driveway to describe it better! This can easily accommodate several vehicles parked safely off road and where the driveway gives access to the attached garage.

Entering the hall through the modern 'wooden' UPVC front door, we find ourselves in an unexpectedly wide and well lit space, largely thanks to the additional full height glazed segment beside the door. From here the staircase rises in front of us and is a thing of rare beauty finished in light wood. The sense of space and light continues with glazed panels beneath the banisters increasing sight lines and allowing daylight to flow through. A simple idea, but an attractive and highly effective one.

A door on the right allows us into the main lounge with its high quality wood effect flooring, and where a large picture window overlooks the front garden. The room is of a size where a modern suite of today's fashionably huge furniture fits easily. It's kept cosy and snug with a log burning stove providing that special atmosphere that only real flames can manage. Although already well proportioned the lounge is made to appear even bigger by the way it morphs into the open plan dining area towards the rear of the home, where the hard wearing 'wood effect' flooring continues.

In its turn this is splendidly proportioned, with enough space for the sort of family dining table that promotes eating together, rather than sitting in an indigestion inducing huddle in front of the telly.

A continuation of the dining area becomes the spacious kitchen, where a comprehensive array of fitted units accommodates all the necessities of modern life, and does so in style. In keeping with the rest of the home's refurbishment, all these units are factory fresh and newly fitted, in fact, the whole house has a 'new build' feeling about it but with none of the associated pokey rooms so often found in new build houses.

Outside the back door, is a sheltered courtyard of Indian stone, where to one side, is the rear door into the garage. The Indian stone continues across the rear of the home where it joins another path running to the front garden, giving easy access to the removal of the sometimes inconvenient but ever necessary wheelie bins.

The remainder of the rear garden is laid to fresh turf, a simple method of providing an open space that is, as close to maintenance free as you can make it, without recourse to concrete. A degree of privacy is afforded by a substantial hedge to one side and wood panel fencing to the remaining two. At the bottom of the garden is the bunded UPVC oil storage tank which feeds the central heating boiler.

Moving upstairs via the highly attractive staircase, we come firstly to the rear facing bathroom.

Like the kitchen this has been completely renewed and is a perfect example of understated simplicity, with everything you need, and nothing you don't. Tiled from floor to ceiling in a fashionable light grey finish, it is kept warm and snug by its own radiator and provides a pedestal hand basin, lavatory and traditional bath. The latter fitted with a half length glass side screen to prevent any over-enthusiastic use of the electric shower above from soaking the floor.

Adjacent to here, the first of the double bedrooms overlooks the rear garden. This, mirroring the dining room beneath it, is large enough to be used as the principal and has the added benefit of two large cupboards, one housing the hot water tank and providing the luxury of pre-warmed clothing to greet the winter mornings. Something you will be very grateful for...

Moving towards the front of the home we come to the smallest of the bedrooms, for in common with the vast majority of three bed homes there is always a little one. However, this is larger and more flexible than many I have come across and while there is sufficient floor space for a single bed, extra room could be freed up by mounting one end on the boxed section formed over the intrusion of the stair-well. This would leave a useful storage space beneath, ideal for fitting a couple of deep drawers and thus negating the need for free standing furniture.

Beside here and also overlooking the front of the home, the principal bedroom does everything you could ask of it by providing space for a king sized bed along with all the additional furniture you fancy, however extravagant your tastes because after all, this is Mum & Dad's room and don't they deserve a bit of pampering??

All in all this is a brilliant family home. The open-plan modern living brings this home singing and dancing into the 21st Century. The quality of the flooring means they are well able to stand up to the rough and tumble inflicted on them by generations of growing children, while still remaining smart and easily maintained. The kitchen is modern and stylish, well equipped and simply a pleasant place to be and to work in, the garden is pretty to look at and safe and spacious whether used to play or relax in, the position is ideal for youngsters getting to school; with Mold a 2 minute drive away and sporting a regular bus service.....this really is as good as it gets.
