Description
The large plot is fully fenced and enjoys remarkable panoramic views.
The original part of the house offers charm and character from its history, with its beams, huge inglenook fireplace and metre-thick stone walls. It was modernised in 2013 with all modern comforts, neutral colours and high-quality light-coloured tiling.
The house:
On the ground floor (livable on one level) :
A large, bright 28m² newly decorated conservatory with new double-glazed windows providing unique panoramic views. Access to the large concrete patio and the lounge, separated by an electric shutter.
A modern fitted kitchen with a new gas hob, and new Italian-made cupboards.
A spacious living room with an original blue-rock central fireplace, powerful wood-burning stove with integral cooker, and a bijou dining area (52m2)
A convenient, separate, large toilet with sink and shelf is situated in the lounge, hidden by the fireplace.
A huge, bright en-suite bedroom with a 20m2 dressing room, an 11m2 bathroom
including a bathtub, 2 sinks, an Italian shower and a WC.
A vast second lounge with window-doors opening onto the patio and offering continuous superb views. Storage under the artisan-made wooden staircase.
A laundry room/second kitchen with a big square ceramic sink, a gas hob, a boiler, plenty of storage, a separate toilet with sink, and a lockable door to the patio.
A cellar (10m²) under a trap door from the smaller lounge adds to the quaintness and originality of this house (built circa 1750 fully renovated in 2013 and the new build part in 2013)
Upstairs:
A mezzanine with a large 21m2 bedroom, whose artisanal wooden spiral staircase leads only to the ground en-suite bedroom.
A second artisan wooden staircase (from the vast lounge) ascends to a 15m2 corridor leading to a large master bedroom with its own bathroom (shower, 2 sinks, bidet, toilet) and dressing room (27m2)
Two other comfortable bedrooms (12m2 and 13m2), a separate toilet and sink, and a shower room.
Above is the large attic used for storage and hosting the machinery for the ventilation system serving the entire house. The attic is fully insulated and easily accessed with a built-in ladder.
Roof in excellent condition (interlocking tiles), recently cleaned.
Sewage: Septic tank drainage, in great working order.
Heating: electric built-in heaters in most rooms, underfloor heating in the vast lounge, and a 14.2KW wood-burning stove.
High-performance fibre optics installed, as well as a Linky meter.
Wooden-effect PVC electric shutters on all windows (except those in the conservatory).
The house is very well insulated, heated and ventilated thanks to high-quality materials.
Energy performance certificate issued in 2025, with a good rating for this type of surface area (D); electric heating in almost all rooms.
Outside:
On the grounds, there is a large cement shelter and three garden sheds.
Large black gates at the entrance lead to a tree-lined driveway with space for 3 to 4 cars. Ample further parking in the bottom field with its own access and gate.
Two wells and a magnificent orchard. Two outside water access taps, one by the house, and one in the field below.
Fantastic conservatory/sunroom catches daily rays and stunning sunsets.
Almost 7000 metres of land, including many trees (magnolia, red hazelnut, lyme, plum, walnut, apples and many more), colourful bushes, and various flowers and plants, fields, orchard, boules games area, place for vegetable garden and several outbuildings.
This property is located in a quiet cul-de-sac, in the countryside.
The large grounds are fully fenced and enjoy remarkable panoramic views.
The original part of the house radiates charm and character with its beams, huge fireplace and metre-thick stone walls.
Enhanced with all modcons in 2013. With neutral colours and large quality bright tiles all over.
The so-called liveable space is classed at just under 200 metres squared, however the floor space is much bigger, so the house feels vaster than its measurements.
The local taxes are very low for this size house because we come under Chalvignac, the small town nearby, not Mauriac. This is a great advantage.
The house benefited from a huge extension in 2013, using only high-quality materials. A modern comfortable high-end dwelling alongside the original quaint farmhouse. It's the best of both worlds.
There are only two neighbours nearby in the cul-de-sac lane. Both are quiet.
Up our little lane is the main village road, however, the village is also a non-through cul-de-sac and so only village traffic uses that road.
The rubbish is collected every Tuesday up the top of our lane in the village large bins.
There are plenty of recycling bins in the neighbouring villages and towns.
Remarkable natural and historical environment:
The property sits on top of a dormant volcanic mountain, with uninterrupted views of the forests opposite and the Puy Mary, part of the volcanic ring of mounts in this area, sometimes called, “The French Amazon Forest”.
Sometimes you can hear the river L’ Auze at the bottom of the valley. At the end of our cul-de-sac lane, there is a footpath that leads down to the river. Great for hikes, picnics and getting lost in nature.
At the top of our lane, there is La Sapiniere, a forest of pine and chestnut trees amongst many others, offering great walks, mushroom and chestnut picking. At its entrance there is a wooden permanent picnic table.
Down the road is the village with a square and benches, including a plaque dedicated to Roger Meyer, the man who lived in this very house and is a local hero.
Another hero from this village is, Sainte Catherine Jarrige.
With these two historic heroes, this home is well-protected and infused with generous history.
This saint was born in the house in our village square. She is famous for helping so many people. She has a stained glass window in our local church (Chalvignac), a museum, and a statue with a praying area in the vast, beautiful basilica in our main town, Mauriac.
Mauriac is full of interesting stories and buildings, including an underground monastery, a college built by the Jesuits with the original and oldest wooden door in all of France.
Near Chalvignac (our closest village), there is a large dam called Le Barrage de L Aigle with its own World War resistance story and interesting gardens to walk around and picnic.
If you like exciting history, beautiful nature, amazing lakes, stunning views, forests, foraging, fishing, swimming, skiing, and being away from the chaos of the world, then this home could well be your next haven.
Property located 10km from Mauriac (all amenities), 60km from Tulle and Aurillac (airport serving Paris and others) and 80km from Brive-la-Gaillarde (airport serving the UK and Paris). Only 2 hours from Clermont-Ferrand airport (serving UK and others) and 2 hours from Rodez airport (also serving UK.)
Less than an hour to A89 motorway with easy access to major cities.
