So, ladies and gents...there is a lot more to this house than meets the eye, that's for sure! I was amazed by how much space there is! With versatile accommodation arranged over 4 floors, there can't be many houses that provide this much value for the rent. At over 1,100 square feet, it is as big as most semi-detached houses, but this one also comes with a cellar! How good is that?? So when it comes to houses, size does matter and in this case, big is beautiful. Another aspect that impressed me was how well the owner has retained many beautiful characteristic period features, typically associated with a property of this age, and has sympathetically blended these with contemporary colour schemes and fittings in order to achieve the best of both worlds.
And so to the accommodation...5 steps lead up to the front door, so although it is street-lined, you can't see into the lounge (which makes for good privacy). An elegant hallway guides you through to a lovely bay-windowed living room that has a multi-fuel burning stove, just right for curling up next to over these oncoming winter evenings. The hallway also leads into a 4 metre dining room, which in turn leads into the contemporary kitchen. There is a door at the back and access to the cellar from the kitchen area too. New composite front and back doors are an added bonus.
The first floor has a sizeable double bedroom and an even bigger modern bathroom, which has a rather nice 4-piece suite (check out the pics). Up again, and there are 2 further generous bedrooms and a separate WC. Don't forget the basement either...more of that later. There is a small courtyard-style garden at the back, which leads onto a cute cobbled back street.
Now for the location and amenities... The property is located in the very heart of the popular and sought-after area of Meanwood. It is conveniently situated for walking access to a vast and varied array of amenities for shopping, wine bars, restaurants, cafes, and just the odd pub or two! Headingley, Chapel Allerton, and Moortown are nearby, too. Very easy transport links or a short walk into the City Centre. What could be better! There are GREAT and highly desirable schools and nurseries too. Recreationally, there are lovely woodland walks close by, as well as the popular Meanwood Valley Trail. Further afield, there are The Canal Gardens and Roundhay Park. All three are gems and are easily accessible. For the keep fit (get fit?) enthusiast, David Lloyd and Chapel Allerton Lawn Tennis, Squash, and Fitness clubs are on hand close by. For the golfers amongst you, there is one for every day of the week. Paradise!!
