I'm David, and I'm the person you'll reach by email, phone or WhatsApp whenever you need something 24/7/365 - and at the moment also the person remotely monitoring the central heating to ensure Kendrew House is keeping nicely warm. Joanne is the person you'll find busily but unobtrusively cleaning, replenishing the free tea and coffee and generally setting everything straight and making sure everything works - right now she's getting out our Christmas decorations. Kendrew House has no permanent on-site staff to make you feel uncomfortable or to get in your way.
Kendrew House is truly in Darlington's Town Centre but not hidden away and hard to find in the pedestrian precinct, and is the large corner Victorian building set at an angle to the road that's easy for your visitors to see and with an equally visible huge car park immediately adjacent.
Parking right next to the building is in the large low-cost long-stay carpark, or free in the surrounding roads. The town centre with all the shops and professional services you may need is just a minute's cold but quick stroll in one direction, and North Lodge Park for relaxing lunchtimes in the sun during summer is less than a minute's stroll in the other direction.
Whether you're an established business seeking premises for up to 15 employees, or just starting out and making the leap to your first true business address, we have a space to suit your budget. Whether you need your own individual Office/workSpace in 'Offices on Kendrew', or just a desk, reception facilities and free tea and coffee in our adjacent multi-purpose 'Annex', we hope we have the space just right for you.
Whilst many places make you jump through hoops to find the true price, and even then hit you with unexpected extras which are not really 'extras' at all, we like a simple life and to give you honest and clear prices upfront.
Oh, and we don't try to trick you with fixed term agreements that make it extremely hard to move out on exactly one date each year, and making it tricky to find new premises on that exact date. There's no minimum term, and when you wish to vacate give us just 30 days' notice. Or, if you've chosen our multiple-occupancy Annex just don't pay the next month's licence fee and your 'licence to occupy' will automatically end - and your security deposit is paid back into your bank account.
At Kendrew House you pay the single 'licence fee' by the 1st of each month, and everything's included - electricity, heating, there's no VAT and no admin or other fees. Not even hidden ones. Occupancy is on a straightforward Licence to Occupy with no personal guarantees needed, and no credit checks. Our building insurance requires that we hold a security deposit during your occupancy so we've set that at just £100, and most of our occupants don't pay Business Rates.
Kendrew House is open 24/7/365. You'll receive the PIN code so you can use your Office/workSpace or the Annex absolutely any time you like - day or night. To explain, the first person arriving in the morning opens the outer door wide to be held open by its magnet, and it closes automatically at night. Inside the small lobby is a glass door which stays closed for everyone's security, and which you open with the same PIN code so there's no chance of random people wandering around.
We don't have permanent staff to get in your way, so the whole building has a quiet but professional feeling. Security cameras keep everyone safe (access them on your smartphone), the common area lights stay on 24/7, and the doorbells in the entrance lobby ring in your office and come to your smartphone wherever you are in the world.
People have used our Offices/workSpaces as admin rooms, hair salons, massage and therapy rooms, corporate offices, solicitor's private office, employment agency, showroom, tattoo studio, alcohol home delivery dark site and for many other uses. If you have an unusual use, please ask as we do our best to welcome everybody.
