The roomy home is split into seven rooms on either side of a central corridor, but there are relatively few architectural limitations on opening up some of the space into larger and more versatile living areas if you'd like to make things a bit more open and fluid. Two bathrooms (one with a shower and the other with a tub) are just right for the three bedrooms, and as things stand you'll get a separate kitchen, dining room and living room as well as a utility room.

The balcony on the south side is wide and sunny. It's well-finished in terracotta tile and a smart railing, and is home to the gas boiler that powers the (rare, for Sicily) central heating system. The terrace to the north is on another level, however. With a peerless sea view its 20m2 of space are more than enough for outdoor cooking and dining. It will certainly be a focal point of your home life all year round.


ONLY NEEDS REDECORATION AND COSMETIC TOUCH-UPS
The apartment is in need of a paint job and some minor tweaks, as detailed in our full listing (see below). It is, however, in very fair shape overall, with no humidity issues or cracks to be found indoors. Some weathering on the concrete pillars outside will be the responsibility of the residents' association.

The electrical and plumbing systems work well and aren't in need of any immediate investment, and the kitchen has been built to last in the characteristic Sicilian style.


PERFECT LOCATION FOR CITY AND SEA
Casteldaccia is home to about 10,000 people, but is fantastically positioned to give you the best of everything Sicily has to offer. The nearest beach is only a kilometre away, and you'll find warm, clear water with a gentle entry and calm seas thanks to sea defences. The town, a short walk to the south, has all of the shops and services you'll need for day-to-day life.

A train station just five minutes away will bring you to central Palermo in twenty minutes and to Cefalù in only a little over half an hour. If you prefer to drive, the E90 motorway is on your doorstep and you can reach almost any of the island's major landmarks in a couple of hours by car.
