Description
This detached house has brick elevations with tile hanging to the upper elevation in the traditional Sussex style of building. There is a good sized entrance hall with wc, a double aspect sitting room with open fireplace and a very large open plan living and kitchen. The living room has a large wood burner which may be linked to the hot water system. There is an oil boiler in the kitchen and there are gas bottles connected for a hob.
On the first floor there is a landing with airing cupboard and access to a fully boarded attic. The main bedroom has a built-in cupboard and range of wardrobes, a shower unit hidden around a corner and access to a large boarded loft space. There is a further double bedroom and one single bedroom and a bathroom.
The entire house needs a significant amount of repair work and is sold as seen.
The garden used to have a large pond and patios on both sides of the house but is now completely overgrown. There is a brick built double garage and several timber sheds.
The property is SOLD AS SEEN. We believe there is private drainage for the property. Council Tax Band G.
Fontridge Lane is a very lovely rural lane on the outskirts of the village of Etchingham. The property is surrounded by countryside and will benefit once more from views when the garden is under control. Etchingham is 3.1 miles and has a village store and post office, social club, primary school and main line station to London. The village of Robertsbridge is only 4.2 miles away and has a range of village shops, doctors and local pubs. There is also the secondary school and a main line station to London and Hastings.
The larger towns of Tunbridge Wells and Hastings are both about 15 miles (33 minutes drive) and the A21 is the connection road which also leads to the M25.
Directions: From the railway station proceed towards the village itself. On passing the village shop on the right hand side, turn left into Oxenbridge Lane. Continue until reaching a white finger post and turn right into Fontridge Lane. Continue for 1.7 miles where the property will be found on the right hand side.
