The view from this location is truly enchanting. We are about 650 meters above sea level. The plot of land on which the villa was built is situated with easy access to the provincial road that connects Sora to Pescosolido. Theproperty is reached through an elegant wrought-iron gate that swings opens to reveal a terracotta-paved driveway, which crosses the garden along its entire length, with the charming swimming pool on the right. At the end of the driveway, you reach the main building, where on the left there is a spacious garage and on the right the main entrance to the house.

Walking around the exterior of the building counterclockwise, passing under the large portico and next to the pool, a short outdoor staircase leads down to the semi-basement level, where there is a WC and changing room serving the pool. Continuing upwards and after climbing a short flight of steps, you reach an outdoor entertaining area equipped for gatherings, where there is an oven separate from the main building but located in front of the kitchen area. Continuing the tour, we arrive at the outdoor area at the level of the first floor, where there is a large terrace and a structure housing the solar energy system and a woodshed.

As shown in the images, the exterior parts of the garden and accessories are well built, finished, and maintained, and the greenery is also in excellent condition. The pool has not yet been activated, but it appears perfectly capable of functioning properly.

Through the main entrance, you enter the spacious living room, which overlooks the valley panorama through large windows. Inside the living room, there is also an area used as a sitting room or tea room, located right in front of a charming fireplace with an arched opening. Leaving the large living room and climbing a few steps, you reach a hallway from which both the kitchen and the upper sleeping area can be accessed.

Inside the kitchen, we find another beautiful fireplace; from the kitchen you can directly access a pantry and the laundry room, as well as the outdoor oven and even the garage. Throughout this floor, the flooring is made of terracotta tiles, kept in excellent condition.

On the first floor, we find a very large master bedroom with an en-suite bathroom and direct access to a spacious terrace with panoramic views. Also on the first floor are two additional bedrooms and a bathroom, with finishes that perfectly match those of the master bedroom.

PESCOSOLIDO AND THE CIOCIARIA

Pescosolido is one of the enchanting medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Pescosolido itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns.
