Description

Probably built in the 1800’s this wonderful cottage retains many character features throughout including exposed roof and wall timbers, painted exposed stone chimney breast, painted exposed stone walls, and exposed roof timbers in the loft room. Over the years the property has been improved and is generally presented in good order throughout, however, there are some areas where a degree of modernisation and improvement would be beneficial giving the new owners plenty of potential to put their own stamp on it.

Briefly, accommodation comprises of a sitting room, dining room, breakfast room and kitchen to the ground floor, with two bedrooms and a bathroom to the first floor. There is also a useful loft room on the second floor. Outside there is a driveway area to the rear with space to park a car, and a sizeable stone built outbuilding/store, beyond which is the large and privately enclosed, level garden.

Accommodation

The front door opens to an entrance vestibule where there is space to hang coats and a cupboard above the door containing the electric meter and consumer unit. A plank and latch door opens to the living room which has some lovely character features including exposed ceiling and wall timbers, a large fire place, and a painted stone chimney breast. Either side of the chimney breast are useful built-in storage cupboards. A glazed panel door opens into dining room with parquet flooring, and from where a wooden staircase rises to the first floor. A nook in one corner has a built-in cupboard. Between the dining room and breakfast is a large window and glazed door ensuring plenty of light finds its way through the ground floor. Beyond the door a step rises to the breakfast room which has a vaulted ceiling with exposed timbers as well as a wood topped window seat below the internal window. There is room for a breakfast table, or could even be used for dining, leaving the dining room free for an alternative use. A wooden stable door opens to the rear. Off the breakfast room is the kitchen with a range of storage units to two walls with inset sink and drainer, space for washing machine, space for a drying machine, space for a fridge freezer and a range style cooker. The boiler is located in the kitchen and a window looks to the rear.

Wooden stairs from the dining room rise to the first floor where there is a useful storage cupboard on the landing. The generous main bedroom is to the front of the property featuring exposed wall timbers and a painted stone chimney breast with open fronted built-in storage either side. Bedroom two is on the other side of the landing with a painted stone feature wall and a window giving a view to the rear over the top of the store to the garden, and a deep built in storage cupboard is located in the area over the stairs. The bathroom has a bath with electric shower over, wash basin and WC, with scope for modernisation. A narrow staircase rises to the loft room which is lined and insulated and has two Velux windows bringing in plenty of light and giving a pleasant view to the rear. There is access to eaves storage on either side of the room.


Outside

Behind the house there is room to park a car in front of the stone built outbuilding with corrugated metal roof which provides plenty of storage and workshop space. A covered passageway to one side of the store gives access via a wrought iron gate to the garden which you have to see to fully appreciate the space it offers. It has recently been cleared but there is a lot of potential for a keen gardener to create a something special, whether that's a formal garden or a productive kitchen garden, or both! There are several different paved areas for garden furniture, some with pergolas, a greenhouse and an expanse of lawn with room for a swing set and trampoline. All enclosed by natural stone walling and fencing.
