4Please tell us about the good and bad aspects of living in your local area:
I spoke to Zain first of all and explained my predicament with him. When he replied with an email saying that it wasn't a problem I felt assured that I was in the right place. He invited me over and showed me around a number of apartments of 1 and 2 bedrooms and all the communal areas. As I needed a ground floor apartment because of the dog Zain took me to a couple of those with their own fenced off patio area which were ideal. He then helped by ensuring the whole moving in process and rental would be swift as I only had a few days to complete my move. Then on arrival for moving in to my apartment Kerry was at hand to sought out any teething problems I had with key-coding and the odd gremlin one has when moving into an empty property for the first time.
How has the building management responded to any problems or issues you have raised:
Any early issues are had with keys and doors were quickly dealt with by both the management and maintenance teams.
Please share one thing (or more) which you wish you had known before you moved in:
Parking is the only real issue I have found because either on the street or in the Moda buildings themselves it isn't cheap. Although, the building's parking is secure underground but I'm still waiting to see if I can get a space there?

Please tell us about the good and bad aspects of living in your local area:
The local area around Moda Living in Loud and Yard is vibrant and convenient. There is a good range of shops, restaurants, and bars nearby offering a variety of cuisines and convenient everyday essentials. Green spaces and open areas are within easy reach, giving residents opportunities to relax and enjoy a bit of city-living with outdoor breathing room.
How has the building management responded to any problems or issues you have raised:
The building management at Moda has always responded to any problems or issues I raised quickly and professionally. Whenever something needed attention, they communicated clearly, provided updates, and made sure everything was resolved in a timely way. I always felt listened to and supported, and their proactive approach made living here much more comfortable.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is just how active and community-focused Moda really is. You don’t fully realise this from a viewing — the events, the social spaces, and how easy it is to meet neighbours make a big difference to daily life in a really positive way. I’d also recommend new residents take full advantage of the amenities early on, because they genuinely add to the living experience. Overall, it’s a place that feels much more vibrant and connected than you expect from a quick tour.
Manager's response5Hi Longhao Thank you so much for your lovely review & your kind words. I am so glad I was here to help, we are always here to support our residents. Louise

Please tell us about the good and bad aspects of living in your local area:
I’ll start with the good. You couldn’t be any closer to the city centre without actually being in it, which is very convenient. The clubs and bars are within staggering distance. There is no antisocial behaviour on our site. I was slightly worried about the estate behind us when I first moved in, but I’ve never seen anything that gave me cause for concern. The bad There are bin strikes at the moment, which means the refuse rooms can be a little smelly. We totally understand though.
How has the building management responded to any problems or issues you have raised:
I genuinely haven’t had anything to complain about.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known about their sister site which sits on a strip called Broad street. Lots of bars etc. I did enquire but was told there is a waiting list
Manager's response5Hi Khan Thank you for your lovely review & appreciating the great location & amenity spaces we have at Loudon's Yard.

Please tell us about the good and bad aspects of living in your local area:
The apartment is along the highway, however we the building is sound proof so you do not hear any noise from the street. The apartment is a 5 minute walk from a major supermarket, and there is a lovely odeon cinema also within a 5 minute walk. There are several lovely local restraunts and bars within walking distance to the apartment building . There is a local tram within ha 4 minute walk and a busy stop within 2 minutes from the apartment. Brilliant and convenient location.
How has the building management responded to any problems or issues you have raised:
Yes, l had an issue and it was resolved within 24 hours. I logged it on a dedicated app for residents to keep track of their rental accounts.
Please share one thing (or more) which you wish you had known before you moved in:
Great place to move into, the Concorde can lend you trolleys to move your stuff and apartments are cleaned to a high standard.
Manager's response5Hi Lee Thank you for your lovely review & appreciating the great team we have at Loudon's Yard.

Please tell us about the good and bad aspects of living in your local area:
The complex sits on a busy main road with direct links to the city centre. In the opposite direction of there are a cluster of restaurants and shops. In terms of restaurants and bars you truly are spoiled for choise. Lots of independents.
How has the building management responded to any problems or issues you have raised:
No problems as such I have mentioned the gates being left open. Me and my friend spotted a strange woman lurking around the bike area. This was reported immediately with the promise of additional security walks to carried out.
Please share one thing (or more) which you wish you had known before you moved in:
There is a strange noise that niggles as me during the night I think it comes from the pipe work I’m not sure. But I’m used to it now
Manager's response5Hi Ads Thank you for your lovely review & appreciating the great team we have at Loudon's Yard. This noise intrigues me! Next time it happens could you take a recording for us to listen to please so we can sort it out. Thanks
