There are two larger double bedrooms, one of which has a range of built-in wardrobes, side tables, wall arch and dressing table with lovely view to the front and the other has two double cupboards and a duck's nest fireplace and a really lovely view over the garden and woodland.

Outside: The property is approached via electric, wrought iron gates hung from two brick pillars. The driveway goes to the side of the house and around to a turning area to the rear, in front of a DOUBLE OPEN BARN GARAGE AND SINGLE LOCK UP GARAGE. Patios abut the rear of the house and extensive level lawns are interspersed at the side of the house with mature flowering shrubs and beds. A Laurel hedge denotes the boundary to the left and to the right is a woodland. Further down the garden there is a lovely woodland with a variety of traditional English species. There is a high canopy (which should allow the bluebells to grow profusely) and a stream.

The house is semi rural, backing onto and adjoining private woodland. The location is convenient for road links to Tunbridge Wells, Eastbourne, Lewes and Brighton and Uckfield. There are main line stations at Uckfield, Crowborough and Buxted which can be reached in 20 to 10 minutes respectively.
The nearest amenities are in Cross in Hand, 1 mile away. Here there is a primary school, bakers, petrol station with general store, rugby and tennis club and Isenhurst Health and Fitness Club. Heathfield is only 2.6 miles and offers a wide range of local shops, three supermarkets, secondary school and medical amenities. There are many clubs and societies within the vicinity and a bus route from the end of the lane to Tunbridge Wells, Eastbourne and Uckfield through to Brighton.

Directions: From Heathfield proceed on the A267 towards Tunbridge Wells. Pass through Cross in Hand and Jewsons on the right. On reaching bollards for a left turning, turn left into Mayfield Flat. Go past woodland until reaching the first house on the right with electric gates.
