Description

THE PROPERTY.
Dunscombe Cottage is a simply exquisite detached Grade II Listed period home that has been meticulously refurbished and improved over recent years which has created the most wonderful characterful home of immense quality and traditional style. The property’s many features include beams, plank and muntin screen, inglenook fireplaces and an incredible timber winder staircase and stair turret.

Dating back to the 16th century, and possibly with older origins, the oil centrally heated accommodation has a traditional entrance hall which leads through the beautiful sitting room with a feature inglenook fireplace, woodburner and former bread oven. The triple aspect farmhouse kitchen/breakfast room has bespoke cupboards and drawers, an electric Esse range cooker and a walk-in pantry. The formal dining room has a beautiful inglenook fireplace with a wood burner and a large bread oven. Also, on the ground-floor is an additional reception room which is currently used as a snug with a wood burner but could also be a fourth bedroom or study. There is a lovely ground-floor shower room, cloakroom and a good-sized utility room. On the first floor are the three double bedrooms, the large triple aspect principal bedroom has a walk-in dressing room and a quality en-suite shower room. The family bathroom has a white suite and painted floorboards.

GARDENS & GROUNDS.
The property is approached from the lane through a five bar wooden gate into a shingled driveway/parking area for several vehicles. The established gardens are in the main laid to lawn with a sheltered walled area perfect for sitting out during fine weather. An additional raised patio to the south western side adjoining a neighboring field provides a perfect place to enjoy the sunset. There is a fantastic newly converted 2-double bedroom detached annexe with a good-sized reception room and a shower room. Integral to this is the garage with power and light and a useful covered store with compost area behind.

SITUATION.
Dunscombe Cottage is situated in a slightly elevated yet sheltered position close to the heart of the tiny village of Salcombe Regis. It lies within a short distance of the pretty parish Church of St Mary & St Peter and within a few hundred metres of the South West Coastal Path and the beach at Weston Mouth, on East Devon’s glorious World Heritage Jurassic Coast.

The popular Regency town of Sidmouth, with its long esplanade, wide pebble beach (sand at low tide) range of independent shops, schools and sports facilities lies within 2 miles. Colyton Grammar School, one of England’s top mixed state schools is located about 7 ½ miles away. The busy market town of Honiton is about 9 miles to the north and has a mainline rail link to London Waterloo and good road links to London and Exeter. The county town of Exeter is about 20 miles to the north-west and has an excellent shopping centre, theatres, mainline rail express link to London Paddington, M5 access and international airport.

DIRECTIONS.
From Sidmouth head east along the A3052 and continue up the hill, ignoring the turning to Salcombe Regis, and upon reaching the top of the hill take the second right turning signposted to Dunscombe. Continue along Dunscombe Lane taking the third exit at the roundabout and the property will be found on the left, after half a mile
