Description

Offers in excess of £500,000.

Chain free and recently-renovated two double bedroom flat, which takes the first floor of an attractive double-fronted Victorian house. A generous garden and a Freehold-share complete the fab offering.

Find the house on a pretty residential one-way street, within Brockley Conservation Area, near Myatt Garden Primary School.

Walk 10-12 minutes for three stations: Brockley, New Cross and St John's. You can also walk to DLR services at Elverson Road, Deptford and Lewisham stations. Brilliant bus routes are nearby, too, on Lewisham Way - including the 21 to London Bridge, the 436 to Battersea and the 172 to Waterloo.

There is just one flat below yours and you share a neat entrance hall. Take the stairs once through your front door, and from the bright, windowed landing, swing a right for your double-aspect open-plan main room of 22 feet by 11 feet, which incorporates sitting, dining and kitchen spaces. The fitted kitchen is a timeless Shaker style one, with integrated appliances (which are pleasingly included in the sale).

A left at the top of the stairs and you have two generous double bedrooms to front and back. The back principal bedroom is double-aspect (sash windows impress throughout the apartment), and over 11 feet each way. The front bedroom is over 10 feet each way, with calm street vistas.

The sash-windowed bathroom sits in a central position at the front of the building. It has a neat contemporary white suite, teamed with large profile tiles, concealed plumbing and monochrome fittings which include a heated towel radiator.

There is a real buzz about this locale, in the press and on the ground. You have lots of independent cafes, pubs and restaurants to choose from. We're particularly fond of The Broca cafe and Browns of Brockley (right by Brockley station), Ellary's and Mauby restaurants on Harefield Road, and Meze Mangal on Lewisham Way. Toward Lewisham, Middleton cafe/deli is a nice and popular spot, as is The Talbot pub opposite.

Lewisham Arthouse is at the end of your road for interesting exhibitions, plus drawing, ceramic and photography classes. And contemporary gallery: Goldsmiths CCA, is local as well.

Of the weekend, check out Brockley Market, or saunter down to The Maritime Greenwich UNESCO World Heritage Site.

In the other direction, Peckham and Camberwell are a short bus ride for more options.

Green-space? Luxmore and Friendly Gardens are both local, or check out Hilly Fields, Telegraph Hill's Victorian parks, Nunhead's beautiful cemetery or Peckham Rye Park and Common's 113 acres.

Schools? Local schools with nurseries include Myatt Garden, Ashmead, Haberdashers', John Stainer and Edmund Waller primaries.
