Description

Set at the top of Rock Village on the North Coast is this 2 bedroom mid terraced Sec.106 Affordable Home with parking and garden. Ideally situated for access to the excellent St Minver primary school, the Pityme Inn and all the facilities in Rock. EPC band C

Set in a quiet residential area at the top of Rock, 4 Broad Park Close is set on a small development of 12 low maintenance fully double-glazed modern houses built around 2003. The floorplan clearly shows the layout of the property. The kitchen / dining room has a modern fitted kitchen with built in electric oven, hob and extractor and a plumbed space for washing machine. The property has mains wired smoke alarms, inset spotlights and there are Ecostrad Electric heaters which the current vendor had installed to the kitchen, sitting room, hallway and both bedrooms, these can be controlled on an app so you only have them on when you need them. There is still the original heater in the bathroom and a panel heater on the landing.

The complete ground floor has had an oak plank effect vinyl installed in 2024. The sitting room has French doors out to the rear garden which is mainly put to decking which was also replaced in 2023 with fencing to the sides and low mound/bank at the rear.

Both bedrooms are doubles and there is an electric shower over the bath in the bathroom.

Agents Note: The property is subject to a Section 106 agreement which is designed specifically for people unable to purchase on the open market.

A copy of the 106 agreement is held at our office in Rock.
