Description

A detached village house set back in mature grounds with stabling and further range of outbuildings, well located for Rickinghall and Botesdale. All in 0.78-acre.

Situated within this well-regarded rural village, Oak Lodge is an individual house likely to have been built in the mid-20th-century, built of traditional brick construction under a concrete pan-tiled roofline.

The property extends to around 1,350sq-ft, with well-proportioned modern accommodation which enjoys a high degree of natural light, comprising a large reception hall with cloakroom, a double aspect sitting room with French doors to the garden, multi-fuel burning stove on slate hearth.

The double aspect kitchen has been fitted with an extensive range of shaker-style base and eye level units, double oven, 4-ring electric hob and stainless-steel sink with drainer. The dining area has French doors to the garden, along with an opening to a garden room (which also provides plumbing for washing machine and tumble dryer).

On the first floor is a large landing area, providing access to three good-sized bedrooms, served by a modern family bathroom with white suite comprising panelled bath, separate shower cubicle, low level WC and wash basin.

Outside
Oak Lodge is set well back from the village road, approached via a shared driveway through 5-bar gates to extending parking. The front has been post-and-railed with stabling, ideal for small pony or sheep, with water and electricity connected.

To the rear is the more formal garden with areas of lawn, patios, ornamental pond, summerhouse and pergola. There are further outbuildings, comprising a former garage which has been converted to a studio/office/store with power and lighting and double doors on one side and a large window. Other buildings include the large garden shed and a general store with log store to the side.
