Please tell us about the good and bad aspects of living in your local area:

I was looking for a safe place to stay for the last few weeks. I accidentally came across ModaLiving while passing by and decided to walk in. Within the next 15 minutes, Zain explained everything I needed to know about renting an apartment and showed me all the available options. Everything was very clear and easy. Zain was extremely patient, friendly, and helpful. My move-in process was just the same—quick and easy. Thank you, Zain. It was a great decision; the place is quiet, warm, and beautiful.

How has the building management responded to any problems or issues you have raised:

I have no problem with any of the inquiry. Professional managers were ready to answer my questions and everything was easy and quick.

Please share one thing (or more) which you wish you had known before you moved in:

Everything is great. I value especially peace and beauty of the area. Friendly neighborhood is also advantage.

Please tell us about the good and bad aspects of living in your local area:

There is no traffic noise, the building is set away from the main road on a private plot of land. The road it sits on is very busy, but we have never heard anything. The private courtyard is quite special we didn’t expect it. The gym is very well equipped and always clean. We love Sian from the reception team. What a bundle of joy. Scott and Calvin from the security team are always up for a laugh.

How has the building management responded to any problems or issues you have raised:

I have mentioned the dog barking on my floor to the security team. There was also some wee in the lift, which was cleaned up straight away. Other than that, I don’t really have anything to complain about.

Please share one thing (or more) which you wish you had known before you moved in:

The main road the building sits on is often littered with homeless people; they beg at the traffic lights and generally cause a nuisance. Every time I walk to the shop, I’m stopped and asked for change. It’s quite annoying, but it’s no fault of the landlord.A sign of time times.

    Dec 2025

Please tell us about the good and bad aspects of living in your local area:

I’ll start with the good. The reception area, lift lobby, lifts, and hallways are always warm and clean. I often find the gate open, which is slightly annoying and a significant security concern. We had also expected more social events and activities.

How has the building management responded to any problems or issues you have raised:

I have a list of all the staff who deserve mentioning: Mark, the “mad” maintenance guy; Reece, our hero; Amrit, the night concierge; Calvin, the day receptionist; Kerry, the receptionist; Scott, the nights guy; and Sharn. Each and every one of them makes Loudons Yard a lovely place to live.

Please share one thing (or more) which you wish you had known before you moved in:

The staff make it the perfect place to work. I have a list of all the staff who deserve mentioning: Mark, the “mad” maintenance guy; Reece, our hero; Amrit, the night concierge; Calvin, the day receptionist; Kerry, the receptionist; Scott, the nights guy; and Sharn. Please tell us about the good and bad aspects of living in your local area:

Living in this area has been an excellent experience overall. The on-site amenities are truly 10 out of 10, offering everything you could possibly need within easy reach. Transport links are conveniently close, making it simple to get around, and it’s only about a 10-minute journey to the Bhutan Centre. Shops, supermarkets, a cinema and other essentials are all within a comfortable radius, which makes day-to-day life incredibly convenient. Sound-proof windows that block any potential noise. While the main road can get busy during peak hours, it rarely causes disturbance. Overall, this is a highly recommended place to live, especially for anyone who values convenience and strong local amenities.

How has the building management responded to any problems or issues you have raised:

Prompt. Fast execution of any queries no issues at all

Please share one thing (or more) which you wish you had known before you moved in:

How well kept and tidy the entire premises are kept

Please tell us about the good and bad aspects of living in your local area:

I spoke to Zain first of all and explained my predicament with him. When he replied with an email saying that it wasn't a problem I felt assured that I was in the right place. He invited me over and showed me around a number of apartments of 1 and 2 bedrooms and all the communal areas. As I needed a ground floor apartment because of the dog Zain took me to a couple of those with their own fenced off patio area which were ideal. He then helped by ensuring the whole moving in process and rental would be swift as I only had a few days to complete my move. Then on arrival for moving in to my apartment Kerry was at hand to sought out any teething problems I had with key-coding and the odd gremlin one has when moving into an empty property for the first time.

How has the building management responded to any problems or issues you have raised:

Any early issues are had with keys and doors were quickly dealt with by both the management and maintenance teams.

Please share one thing (or more) which you wish you had known before you moved in:

Parking is the only real issue I have found because either on the street or in the Moda buildings themselves it isn't cheap. Although, the building's parking is secure underground but I'm still waiting to see if I can get a space there?
