Description
Guide Price £775,000 to £800,000
The current owners have carefully considered every aspect of the property, recently completing a new extension and refurbishing throughout, while thoughtfully preserving its charming period features.
The reception room is bright and welcoming, benefiting from high ceilings, original wooden floorboards, a fireplace and a dado rail, all of which enhance the character and comfort of the space.
The kitchen extension enjoys a large skylight window that fills the room with natural light. The blend of period features with the contemporary kitchen design works beautifully, while also providing all the modern conveniences expected for everyday living.
There is ample space for a large dining table, making this an ideal home for entertaining, working from home or young families. Sliding glass doors from the kitchen provide direct access to the secluded private garden, which includes a patio seating area.
The principal bedroom is generously sized and features stylish wooden panelling, a huge triple-glazed window looking out to the garden, and ample space for freestanding wardrobes and additional furniture.
The second bedroom is also a well-proportioned double, offering built-in wardrobes and space for a desk. The separation between the two bedrooms makes the property particularly well-suited to sharers or those who regularly host guests.
The new bathroom is finished to a high standard with deep green tiles, underfloor heating, a full-length bath and a separate walk-in shower.
Additionally, the basement provides excellent storage for larger items, ensuring the main living areas remain uncluttered and spacious.
Ideal for first-time buyers, those looking to upsize, young families and sharers alike.
An early viewing is highly recommended.
Owner’s comments:
We’ve really loved living here and making it our home. One of the things that took us by surprise when we first moved in was just how quiet and peaceful this spot is.
We’re only a short walk from the bustle of Dalston, the restaurants of Newington Green, and the pubs and green spaces of Stoke Newington, yet the flat itself feels like a little sanctuary tucked away from it all.
Some of our favourite moments have been watching the garden change through the seasons from the huge bedroom window, and spotting the surprisingly varied birdlife that visits the olive tree.
The kitchen has always been the heart of the home for us here — airy and spacious, with plenty of room to cook and a long table perfect for gathering friends, opening straight out into the garden, which gets a full day of sun in the summer months.
We’ll miss the calm and welcoming feel of the flat, especially the high ceilings and the charming Victorian quirks that give each room its own character. It’s been a lovely place to retreat to, and we'll miss having some of the best pubs, bakeries and shops a stone's throw away!
Location and transport:
Fantastic nightlife in Dalston, great bars, music venues (Earth, Cafe Oto) and the best Turkish restaurants.
Loads of great independent, neighbourhood pubs within walking distance (Army and Navy, the Shakespeare and the Lady Mildmay to name a few), and the amazing bakeries, restaurants and wine bars of Newington Green up the road (Jolene, Yield, Cadet, Perilla).
The green spaces (and deer!) of Clissold Park, Abney Park Cemetery and Hackney Downs are within strolling distance, but we think the real hidden gem is Butterfield Green - a cute, hidden oasis 5 mins away with its own apple orchard.
For venturing further afield, there are great transport links from Dalston, and if you're a cyclist, I've found that most useful places seem to be within a 20-minute ride.
If you want to feel like you've escaped London, you can go cold water swimming at West Reservoir, or head to the wildness of Walthamstow marshes and the River Lea - only 15 mins on the bike.
