Description

This superbly presented detached and extended family home is located at the end of a prestigious development in Upper Harbledown. The property is on a plot of 5.18 acres including orchards and fields, but is only a couple of miles from Canterbury and close to the A2 for London and Dover.

The entrance leads to a resin driveway for off road parking, bordered by high hedging and shrub beds. There is a detached double garage and a front door opening into a reception hall with porcelain tiled flooring that flows throughout most of the ground floor. There is also an impressive wood and glass staircase and mirrored understairs cupboards.

The stunning L-shaped living space, with underfloor heating that continues throughout most of the ground floor, has six bi-fold doors to the garden. It features a triple aspect sitting room area with a grey stone effect split face tile chimney breast and a raised gas fire, a vast dining area with a matching split face tile pillar and an ultra-modern kitchen. This has a scenic splash back and flat fronted units with granite worktops housing integrated appliances and a large central island/breakfast bar. An adjacent fitted utility room includes additional appliances and a pantry and there is also a shower room, a snug, a study and a gym with French doors to the terrace.

The spacious first floor galleried landing includes access to the main attic and a fitted study area. There are two family bathrooms, a beautifully fitted office /sixth bedroom and five double bedrooms with air conditioning. These include a large double with a seating area, desk space and mirror fronted sliding wardrobes, two more with fitted cupboards and another with a study area as well as the impressive main bedroom. This features bi-fold doors to a balcony, sliding wardrobes, a superb fitted dressing room and a luxurious ensuite bath/shower room.

The secluded rear garden includes a large terrace edged by a dwarf wall that borders a lawn, interspersed with impressive trees. It runs down to the stream with a pergola covered bridge that leads to the fields and orchard.

What the Owner says:

We moved here 20 years ago as the location is ideal as, being at the end of a cul-de-sac, it is very quiet, peaceful and safe for children and pets. The additional land means the children have plenty of space to run around and it can also be home to a variety of animals. In recent years we have extended and upgraded the property providing an upmarket contemporary and spacious family home.
Rough Common is nearby with its convenience store and post office. We are also close to the A2 and not far from Canterbury West station with high speed trains to St Pancras taking less than an hour. Canterbury includes historic buildings, high street stores, individual shops, eateries and three theatres as well as three universities, excellent grammar schools and top class private schools, while nearby Blean primary school is rated Outstanding by Ofsted.
