Downhouse Farm forms part of the National Trust’s Golden Cap Estate, which is made up of 870ha of coastal pasture stretching from Lyme Regis to Eype. The Farm sits on the Eastern boundary of the estate, close to the market town of Bridport.

Downhouse Farm forms part of the Golden Cap Estate, consisting of a farmhouse, cottage, six farm buildings includingtraditional barns and two steel frame livestock sheds. The land spans 120ha of rolling coastal downland and undercliff designated SSSI and SAC, meadows and small woodland plantations. It lies within the Dorset National Landscape, Jurassic Coast World Heritage Site and Heritage Coast designation. The farm provides an exciting opportunity for a tenant to work with the National Trust to deliver nature restoration and habitat creation at scale as well as maximising diversification opportunities.

The National Trust run an existing two-bedroom holiday cottage at Downhouse, which is attached to the main Farmhouse. Two shepherd’s hut style holiday units have been operated adjacent to the farm buildings and there may be opportunity to reinstate these (STP).

There are four semi-redundant buildings within the farm building complex which could be developed for holiday or alternative commercial uses under the new tenancy STP. This would require significant investment and the National Trust is willing to explore this with the new tenants.

The landlord has entered into a Higher Tier CS scheme which will be transferred to the tenant on commencement of the tenancy. A copy of the agreement will be available with the tender pack.
