5Please tell us about the good and bad aspects of living in your local area:
We’re right at the edge of Birmingham city centre, which is really convenient. The train station is just 10 minutes away, and the airport is around 30 minutes. Motorway links are excellent, so it’s very well connected. I haven’t seen many children in or around the complex, which makes it very quiet. There is occasionally a faint smell of weed on my floor, which is inconsiderate, though I have reported it to reception.
How has the building management responded to any problems or issues you have raised:
I reported smelling weed on my landing. The reception staff patrolled the floor a few times but weren’t able to pinpoint which apartment it was coming from. Their response was reassuring, and my complaint was taken seriously. They’ve promised to investigate further.All of the team are amazing. Sian,Jack manager, Scott, Am, Kerry, reception.
Please share one thing (or more) which you wish you had known before you moved in:
The difficulty with paying my council tax. They really didn’t want to take my money. The rental team didn’t seem to know much about the bills etc

The apartment and building itself are honestly incredible, no expense spared. The neighbourhood it sits in is horrid.
How has the building management responded to any problems or issues you have raised:
I haven’t had any reason to speak with the new manager yet, but the fact that she walks around, inspects, and talks with residents fills us all with confidence. I complained to Moda twice about the previous manager.
Please share one thing (or more) which you wish you had known before you moved in:
I wish we had Balcony’s. I don’t know why but I was convinced they had balconies on the website.

Living on Hagley Road is genuinely lovely and very convenient. There is a great range of local shops, cafés and restaurants nearby, offering everything from casual coffee spots to well-regarded independent and international restaurants, which makes everyday life easy and enjoyable. The area also benefits from several attractive green spaces within walking distance, ideal for relaxing walks or spending time outdoors. Transport links are excellent, with frequent bus services into Birmingham city centre and surrounding areas, as well as good road connections for commuting. While Hagley Road is a main route, traffic noise is manageable, especially in residential sections set slightly back from the road. Parking is generally available, and bin collections are reliable. The street feels well-maintained and safe, with very little anti-social behaviour. Overall, it offers a pleasant balance of lively city access and comfortable residential living, making it a very desirable place to live.
How has the building management responded to any problems or issues you have raised:
When I had an issue regarding a noisy neighbour I voiced that concern to the new building manager Louise and she resolved it instantly. Additionally, when my contract renewal was due, the leasing manager Reece Jones was speedy in getting it sorted.

Wouldn’t really say anything was missing, because everything was very well shown and explained during my viewing.

Everything you need is within walking distance. There’s a 24 hour convenience store just a five minute walk away, along with a great variety of coffee shops and restaurants. It’s a gated community, so there’s not much interaction with the street as such. Birmingham Council are currently on strike, so bin collection can be hit and miss. Hand on heart, I’ve never experienced any antisocial behaviour. I haven’t found a nice local pub yet, but I’m still mooching.
How has the building management responded to any problems or issues you have raised:
I’ve had a couple of maintenance niggles but maintenance have always been super reactive.
Please share one thing (or more) which you wish you had known before you moved in:
There’s no local pub. I did hear a rumour that Moda is extending the site, with plans supposedly including a hotel with a bar. Is this true?

I did assure the team at Loudons yard I would post an honest review weeks ago and hear it is. Loudons yard is really new, just over a year I believe. The building itself, the grounds and the apartments are still immaculate. The furnishings are luxurious and comfortable, the appliances modern and new. Been at Loudon for a while, but I haven’t seen the car park. Main Street runs right through to the town centre. We are far enough away from the road that we don’t hear any traffic. The facilities working lounges and kitchen are really lovely. My apartment isn’t overly huge, which is fine; when entertaining, I use one of the lounges, and it works perfectly.
How has the building management responded to any problems or issues you have raised:
A few of us had issues with energy suppliers either overcharging us or not charging us at all. Trying to get five minutes with any of them was rare and never yielded a constructive answer. The lady who initially showed me around was lovely, but I didn’t get her name. I think she’s gone too.
