Dunsford has the benefit of being rural but is certainly not isolated, The village is well located for commuting Exeter and also for access to the rest of the country via the M5 motorway at Exeter. There is a regular local bus service to Exeter where there is a mainline railway station with trains to London Paddington, around 2.5 hours distant. Exeter also has an airport flying to national and international destinations.
Description
South View, as its name suggests, takes in a lovely view to the south from the main bedroom window over part of the village to the countryside beyond. The cottage is a surprisingly spacious property which has just been through a program of refurbishment and modernisation, and is now ready to be enjoyed by new owners. The floor plan extends to a generous 104 square metres/1,145 square feet which is actually similar in size to some new build four bedroom homes! Ceiling heights are also generous adding to the spacious feel.
Accommodation briefly comprises of two generous double bedrooms, one with an en suite shower room, plus a bathroom to the first floor. Accommodation

The kitchen has a range of modern satin grey storage units above and below the wood effect work surfaces with an inset stainless steel sink and tiled splash backs. There is an integrated fridge/freezer and a freestanding electric cooker with ceramic hob, double oven and extractor over. Wood effect vinyl flooring runs through the kitchen to the central hallway where there is a useful under stair cupboard, and on in to the utility where there is space and plumbing for washing and during machines below a worktop. Back to the kitchen, a door gives access to the living room which is a lovely large room loosely divided where the property has been extended to the rear in the past. A new multifuel wood burning stove has been fitted in the chimney breast with an attractive brick surround adding a warming focal point. There is plenty of room for both sitting and dining furniture, and a sliding patio door allows the room to be opened to the garden.
Stairs rise from the central hallway to the first floor landing off which is a bathroom fitted with a new white suite with chrome fittings in a traditional design to match the cottage, with wooden wall panelling. The bath has a mixer tap with shower attachment and there is a wash basin and WC. Both bedrooms are of a good size. The main bedroom is to the front and has a newly fitted en suite shower room with shower cubicle, wash basin and WC. The window gives a lovely southerly outlook over part of the village to the surrounding countryside. Bedroom two has a built in wardrobe and the window looks over the back garden.
Outside
The back garden is fully enclosed with wooden fencing and walling. Steps rise up to a gate in the back wall giving direct access to the garden from Berry Lane. The garden, in the main is laid with paving slabs giving a low maintenance area which could easily be greened up with pots and planters. The garden can be accessed via the living room sliding patio door or from the utility. There is plenty of space for garden furniture enabling alfresco dining or a barbeque when the weather allows. Against the back wall is a two storey wooden shed providing useful storage. At the front the cottage is set up and back from the road and pavement with an access path for the three houses retained by attractive natural stone walling. Parking is available on street.
