An elegantly proportioned double fronted detached house with walled garden on a corner plot close to the Country Park. Particularly impressive ground floor accommodation and energy efficiency. Offered with immediate vacant possession.

THE PROPERTY:

Set behind a neatly trimmed hedge and approached through a decorative wrought-iron gate, this beautifully designed home offers an exceptional level of space, with a particular emphasis on its superb ground floor accommodation. The well-appointed kitchen and dining room forms the heart of the house, featuring a gas hob beneath a striking suspended hood, together with an integrated fridge-freezer and dishwasher. This sociable space flows effortlessly into a bright garden room where a vaulted ceiling and multiple roof lights fill the room with natural light. Patio doors open directly onto a generous terrace, creating a seamless transition to an ideal entertaining area during warmer months.

A separate utility room keeps noisier appliances tucked away and provides valuable additional storage. From the garden room, elegant double doors lead into the inviting living room, enhanced by its distinctive bay window. A study offers a peaceful spot for home working, while a cloakroom completes the thoughtfully arranged ground floor.

Upstairs, the accommodation radiates from a central landing. There are four comfortable double bedrooms, three of which benefit from built-in wardrobes. The largest bedroom enjoys its own ensuite shower room, while the family bathroom features a deep panelled bath and a separate shower cubicle.

To the side of the property, a private driveway offers parking for several vehicles and leads to the garage. A secure side gate opens into the private walled rear garden, designed for minimal maintenance with a neat artificial lawn.

High-performance double glazing and zoned gas central heating ensure year-round comfort, and the impressive EPC rating of B keeps running costs pleasingly low. Ready to move into and offered with immediate vacant possession, this is a home that combines generous proportions with modern convenience, all presented to a standard that will appeal to the most discerning buyer.

SITUATION:

Carterton is West Oxfordshire's second town and takes its name from William Carter who developed the town in the late nineteenth century. The town became famous for market gardening. The first airfield was built in the mid-thirties and the RAF took over Brize Norton after the departure of the United States Air Force in 1965.

The town centre has seen a great deal of quality development in recent years and now offers a number of large supermarkets, independent retailers and barbers/ hairdressers as well as a lending library and numerous eateries. There are five primary schools and several sports clubs positioned around the town. The property is a stone's from the wide open spaces of the Kilkenny Lane Country Park and the town also offers a modern leisure centre with swimming pool and gymnasium. There is a large medical centre that has a dentist and dispensing chemist. The town is well served by a modern bus fleet featuring wi-fi.

Mainline services to Oxford & Paddington from Hanborough (14 miles) & Charlbury (12 miles) respectively. Alternative fast service to Marylebone from Oxford Parkway (18 miles)
