The farm covers 20 hectares and features an agricultural complex with vineyards and olive groves in full production, set on a hillside with direct exposure to the River Douro, which creates favorable conditions for maintaining and expanding the existing crops. The layout of the plots, viable mechanization on most of the property and continuous access to water from the valley guarantee consistent conditions for running the farm and keeping up with the needs of the annual campaigns.

The 13 hectares of productive vineyards are spread over different ages - around 40, 30 and 20 years - which contributes to the natural renewal of production and the diversity of oenological results. The predominant grape varieties include Touriga Franca, Touriga Nacional, Tinta Roriz and Tinta Amarela, traditional Douro varieties widely used in DOC wines and Port blends. In specific plots you can also find Moscatel Galego Branco, a grape variety authorized in the region and valued above all in the production of white and muscatel wines. The average annual production is between 100 and 120 barrels, a volume that is consistent with the area, the available water regime and the farm's history.

The olive grove occupies almost 2 hectares, with more than 350 olive trees in production, resulting in around 900 liters of olive oil per campaign. The combination of vineyards and olive groves - two of the most stable agricultural activities in the region - allows for a diversified farm that is in line with the local economy, which has seen growing demand for olive oil and wines of controlled origin.

The property has plenty of water from the valley, used for irrigation and the necessary seasonal treatments (sulphate, herbicide), ensuring autonomy and consistency in the maintenance regime. The presence of access infrastructures and the possibility of construction offer scope for future development, provided it complies with the applicable regulations.

Located in Ervedosa do Douro, one of the areas with the highest concentration of active viticulture in the municipality of São João da Pesqueira, the quinta benefits from a context marked by continuous farming, proximity to leading producers and easy connections to markets such as Peso da Régua, Pinhão and Vila Nova de Foz Côa. The area is part of the Douro Demarcated Region, internationally recognized for its production and landscape built over centuries, classified as a UNESCO World Heritage Site - a fact that reinforces the economic and tourist value of the territory and supports the agricultural and wine tourism investment that has grown in recent years.
