Description

Mill House was a created from a pair of stone cottages, associated with the water mill and probably dating from the early 1800s. It is believed that the single dwelling was created in the mid-20th century. The current owners have enjoyed Mill House as a family home and have completed a comprehensive programme of improvements and renovations, whilst retaining the character and ambiance of the original property. Works have included re-roofing, new electrical wiring, a new heating system, new joinery, and updating of the interior fittings.

The accommodation amounts to a little over 4,000 sq ft, including the cellar. The house is orientated to the south and enjoys a delightful outlook from each of its rooms, which overlook the garden.

The welcoming hall has a restored parquet floor, which runs through much of the ground floor. The cloakroom is to one end.

The drawing room is to one side and is the most elegant of rooms, with two large windows, and a beautiful, period fireplace.

The snug is adjacent to the kitchen and serves well as a playroom, with plenty of built-in storage for toys. The window seat is a wonderful vantage point for viewing the garden.

The kitchen is a superb hub to the home, with three distinct areas within. To one end is the snug with wood burning stove. The dining area is set adjacent to the bi-fold doors which open to the terrace, and the kitchen offers a bespoke range of fitted furniture with granite surfaces and quality appliances. The island also serves as a breakfast bar for casual mealtimes. A concealed door opens to the cellar steps.

The laundry / boot room is beyond the kitchen and has its own door from the outside, allowing muddy wellies and dogs to enter the house. There is superb storage and space for the usual appliances.
Stairs rise the fifth bedroom which has ensuite facilities. This is makes good staff quarters or independent space for a teenager.

Stairs rise from the hall to the first floor landing, which provides access to each of the four double bedrooms. Three of the four bedrooms have ensuite facilities, with the principal bedroom having a luxurious bathroom and superb storage built-in. Two of the children's rooms have superb play or study spaces on mezzanine levels above each bedroom. The family bathroom completes the accommodation. There is a second staircase from the landing, giving access directly to the kitchen.

Mill House is approached via electric gates opening to an access shared with the Old Mill. Mill House has a gravelled parking area to the front for the property, with a path to the front door. A gate leads through to the garden. A south-facing terrace spans the house and is accessible from several rooms, extending the accommodation on a fine day. The outdoor kitchen is a real asset for alfresco dining.
At the end of the house is a stone storeroom which could be a lovely office or workshop. Adjacent is the sauna.

The main lawn runs down to Harper's brook, an attractive stream. The remainder of the garden is a wonderful adventure playground for children. A second terrace with firepit is set to capture the afternoon and evening sunshine.
