Description

Sometimes you walk into a home and every box is ticked. Located at the end of a quiet cul-de-sac in Bolnore, this excellent family home offers superb space and flexibility, complemented by beautifully thought through styling that will appeal to a wide range of buyers.
Without doubt, the hub of the home is the kitchen/diner. The re-modelled kitchen takes centre stage, offering ample preparation space across granite work surfaces which flow into a breakfast bar. Importantly, there is plenty of storage, along with integrated appliances and space for a Rangemaster cooker. The adjacent utility room ensures noisy appliances are kept out of the way and, with access to the rear, provides the perfect spot for wellies, jackets and dog leads. The kitchen flows seamlessly into the family room via double doors, creating a highly versatile space. Currently used as a generous work from home area, it is large enough to suit a variety of uses, and the double doors allow it to be closed off at the end of the day.
A great use of space has been to convert the garage into a playroom, with built in storage to the rear while still retaining useful storage to the front, accessed from the driveway. This flexibility further enhances the home’s appeal, complementing the office/family room. Also on the ground floor are two additional storage cupboards and a WC.
On the first floor, the formal sitting room provides a brilliant space to relax, with a balcony overlooking the play area opposite. Bedroom one is also located on this floor and benefits from built in wardrobes and an en suite bathroom. The three remaining bedrooms are all generous doubles; one on the first floor and two on the second floor, along with the family bathroom. Both second floor bedrooms feature built in wardrobes, and the bathroom perfectly serves these rooms.
To the rear, the garden enjoys a westerly aspect, and the elevated position of Kingfisher Drive ensures excellent levels of afternoon and evening sunshine. The garden is arranged with a terrace, ideal for a table and chairs, leading onto a lawned area. To the front, there is off road parking on the brick paved drive.

The local area.
The location of this family home, on the southern side of Bolnore Village, is excellent and, in our opinion, a real selling point. Kingfisher Drive is a small residential close of just 17 homes, offering a quiet and community-focused setting. Bolnore Village itself provides excellent day-to-day amenities, including a local Co-op. The village primary school, built in 2009, is within walking distance, as is The Woodside Community Centre; a fantastic local hub offering daily activities, whilst a children’s nursery can also be found at the top of the village.
There are numerous dog walks close by, including routes through and around Bolnore and the popular Ashenground Woods. Haywards Heath mainline station is approximately a 30-minute walk from Kingfisher Drive, offering fast and regular services to London Victoria, London Bridge, London Blackfriars, City Thameslink and King’s Cross St Pancras, with journey times typically from 45 and minutes. Brighton can be reached in 20 minutes by train.
Waitrose adjoins the train station, while Sainsbury’s is just 100 metres away. From Bolnore, there are also plenty of excellent local walks, with open countryside easily accessible. National Trust attractions are close by at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 20 minutes away by road. A number of attractive nearby villages include Lindfield, Cuckfield, Ardingly and Wivelsfield Green. Kingfisher Drive is approached via Highbank, accessed from the A272 ring road, with the A23 reachable in approximately 10 minutes. Brighton lies around 15 miles to the south, while Crawley, London Gatwick Airport and the M25 are all a short drive to the north.
