The bespoke kitchen benefits from a good range of units, a central island, range cooker and walk in larder. The dining area has plenty of room for a table and sofas, and double doors open to the terrace and garden beyond. Tiled flooring runs from the kitchen to the entrance hall, office, boot room, wet room and utility room. The double aspect sitting room has wooden flooring, a woodburning stove, stairs leading to the first floor and double doors opening to the garden. Underfloor heating runs throughout the house.

A spacious first floor landing opens into the double bedrooms, one with ensuite bathroom/shower room and one with ensuite shower room. The further two bedrooms are situated on this floor along with the family bathroom.

The garden is laid to lawn and wraps around the house, providing wonderful views over the surrounding farmland and countryside beyond.

Baltonsborough is a lively and popular village in the heart of Somerset. The village hall is a hub for the community and hosts a wide variety of activities that include bowls, table tennis and yoga. Alongside is a playing field, sports pitches and a play park (with its own zip wire). Other local amenities include a village shop with post office, a local pub and a primary school. There is also a primary school in the village of Butleigh, just 2 miles away. Close by is Somerton (once the ancient capital of Wessex) that offers all the usual amenities of a market town including a choice of bars and restaurants and a small independent supermarket. Of note is the White Hart gastro pub, the Italian restaurant Alfredos and the Craft Chocolate Shop. The Old Town Hall now houses the ACE Arts Gallery and craft shop which presents a varied, stimulating programme of exhibitions and related events throughout the year.

Nearby is the ancient city of Wells, which is the smallest Cathedral city in England, and offers all the usual amenities that you would expect in a small town including banks, doctors surgeries, dentists and a selection of primary schools and the excellent Blue School and Wells Cathedral School. The high street is vibrant with a small selection of the usual chain stores plus a variety of independent shops, restaurants and pubs as well as a twice weekly market and a choice of supermarkets including Waitrose, Tesco, Lidl and Morrisons. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe).

The Wells Festivals are increasing in popularity each year with the Literary Festival now taking place over two weeks and attracting big names in the literary world, the very well attended Food Festival and many regular Arts festivals. With Wells having the Cathedral School and the Cathedral itself there are endless opportunities for musical concerts, plus regular shows and comedy nights in the Little Theatre.

Further shopping can be found in nearby Street (with its famous outlet stores at Clarks Village) and Glastonbury. Here you will find an array of supermarkets including Morrisons, Tesco, Aldi, Lidl and Sainsburys as well as doctors surgeries and dentists. Other local attractions include the Glastonbury festival, the Hauser and Wirth Roth Bar and gallery in Bruton, the Kingweston Golf Club and several good local pubs and restaurants. Bath and Bristol are both about an hour’s drive to the North.

There are good transport links to London and the South West via the A303. Castle Cary railway station, just 6 miles away, offers an excellent direct rail service to London in less than two hours.

Local independent schools include Millfield School, All Hallows Prep School, Hazelgrove, Kings Bruton and Wells Cathedral. Maintained schools include Strode College, Crispin School, Brookside Academy and the Blue School in Wells.
