The flat was built in 2018 as part of the redevelopment of Mill Pond Road. The map may not show the correct location which is in The Marquess directly fronting the roundabout at Mill Pond Road and William Mundy Way. This puts it close the heart of Dartford adjacent to the railway station, the shops at Prospect Place and The Orchards and bus connections on Westgate Road and Home Gardens. Bluewater is under 15 minutes by car and under 40 minutes by bus. The library and Central Park are a five minute walk away.

The high specification includes wooden floors to the entrance hall and main living area. The bedrooms have been fitted with wood effect luxury vinyl tile which complements the original wood but is rather softer and warmer underfoot.

Both bedrooms will easily accommodate double beds up to king size. One bedroom has a built in double height wardrobe and en suite shower room. The other has ample room for free standing furniture.

The kitchen includes a dishwasher, washer dryer, fridge freezer, hob, oven and a dedicated tap for boiling or filtered water.
The balcony is angled around the front corner of the building with one section facing south west and the other turned to the north west. The elevated position and aspect provides wonderful evening light throughout the year and the balcony doors give the living area a very open feel.

The flat benefits from very high ceilings which adds to the sense of space. The photos do not really do justice to the size of the rooms.

There is one allocated parking space available in the secure underground car park. A permit and security fob are required and will be provided. There is also storage for bicycles on an unallocated basis.

Hot water and heating comes from a gas powered combination boiler. The bath and shower have digital temperature controls for precise preferences.

Curtains and blinds are included and the furniture in the photographs can be made available if required. It is not pristine but is usable.

Previously we have offered up to a three year tenancy to include a tenant break option based on two months notice which can operate once the first six months has expired. For a tenancy longer than a year annual rent changes were linked to the consumer price index. When the new renter's rights provisions take effect all tenancies will become periodic tenancies but for now we are willing to consider longer term tenancies for anyone who would prefer that.

We do not require any deposit nor do we use the scheme based on one week's rent. We will only require the standard one month rent in advance. There will be no other payments or fees required.

We self manage so tenants will be dealing with us directly, not through agents.

The flat is ready to let subject to standard checks on right to rent and identity.
