The Tour

Smart black kitchen cabinets have granite worktops, exposed brick walls and an electric roof light overhead. Appliances are by Miele and Bosch, and a wine fridge has been installed. On one side is a utility room and a guest WC.



The principal bedroom sits on the first floor. It has a cast-iron fireplace, built-in storage, and a spacious en suite shower room with further floor-to-ceiling storage. There is also a single bedroom/study, currently used as a nursery, on this level.



The second-floor loft room is a bright, peaceful space currently used as an office; it would also be suitable as an additional bedroom. It has two recessed skylights, full-height storage and an attached fully installed shower room.



A studio at the foot of the garden has been recently installed. It has large glazed sliding doors and is used by the current owners as a gym. It is fully insulated and has electric and internet connections as well as ample storage, including a built-in fridge and Sonos sound system, making it equally suitable as a home office. A well-designed storage space is on one side, with a secure area for storing garden tools or bikes.



Outdoor Space



A wonderful garden extends at the rear of the house, recently designed and renewed by Nicola Kelly and landscaped by Botanically. Its paved and gravelled areas are interspersed with beds full of drought-tolerant, prairie-style planting rich with Mediterranean herbs. The garden is also home to a variety of sculptural mature tree specimens, including fig, silver birch and hazel. A raised platform in front of the garden room has been cleverly designed around the existing trees.



The garden is fitted with ambient lighting throughout, as well as a fully automated irrigation system. At the front of the house, a neat paved garden brims with ferns and hydrangeas and is bordered by hedging on one side.



The Area



Geoffrey Road is a short walk from celebrated cafés, restaurants, and bars, including the reputable Browns of Brockley, Nus Nus coffee shop, Joyce natural wine bar, L’Oculto for tapas, Good as Gold with its evening menu and Mauby for cocktails and small plates. There is a renowned farmers’ market every Saturday at Brockley Market, offering a wide range of organic produce alongside food trucks and wine merchants.



Hilly Fields is a 20-minute walk away; arguably one of the finest parks in south-east London, it has expansive green spaces and elevated views across the capital, as well as a café, playground, nature reserve, tennis courts and basketball courts. Brockley and Ladywell Cemetery is also within easy reach, spanning 37 acres of beautiful green space protected within the Brockley Conservation Area.



Deptford Market Yard, a collection of independent shops and restaurants set within and around Deptford’s refurbished railway arches, is nearby. Goldsmiths University is also within walking distance, along with Goldsmiths CCA, designed by Turner-prize-winning architects Assemble.



There is a good selection of schools and nurseries nearby, including Myatt Garden Primary and Ashmead Primary, or Haberdashers' Hatcham College at secondary level.



Brockley station is a seven-minute walk away and runs London Overground services north and south; from here, the Jubilee line can be joined at Canada Water and the Elizabeth line can be joined at Whitechapel. It also runs direct services to London Bridge in around 10 minutes via Southern Rail.
