Located just about 10 minutes by car from the centre of Mold, brings us to the Village of Eryrys. At the risk of offending some, perhaps hamlet is a more apt description as it is little more than a small gathering of houses, but it does have the one thing that marks it out as special; a local pub! This provides that social centre which is the trademark of village life and what attracts many to it. When we combine this sense of identity with the convenience of being so close to Mold and all the facilities that provides, we see why the chance to live here becomes so appealing.


One of only five individually designed homes on this small cul-de-sac and set into the rocky hillside, this home impressed me from the start. Not only for what it is but also for what it could become, as the highly flexible interior lends itself to any number of configurations and choices, even containing a virtually self contained flat. This could be ideal for an elderly relative or perhaps a youngster seeking a degree of perceived independence while remaining safe under the watchful parental eye.


All of this contributes to its status as an outstanding family home and while the grounds are somewhat idiosyncratic, stretching to approximately a third of an acre, they retain an undeniable charm and provide a wealth of different areas from which to enjoy the peace, and of course, the fabulous views. These, along with the wide choice of al fresco dining and relaxing venues, provide an atmosphere that poses a real danger of making expensive foreign holidays unnecessary...


There are two approaches to the home, the first via a wide gravel driveway that provides ample off-road parking, the other is a pathway that gives access to the front door.


Set in a long covered porch, the largest porch I've seen in my career, larger than most people's front rooms, ok that's a slight exaggeration, from which floor to ceiling windows maximise the views across the adjacent hillside. At the end of the porch is another fully glazed door that takes us into a small inner hall, where the stairs rise in front of us.. To be honest, anything is small compared to the size of that porch.


To the right towards the kitchen there is a door into the downstairs cloakroom, but this is so much more than that. This is a full-sized wet room with hand basin and lavatory, which conveniently serves the 'granny annexe' or extra spare living accommodation that can be found to the other side of the hallway. If you have a large family or just want your own spaces to living in harmoney, you've got to take a look at this home.


Entering here, we come first of all to a good sized sitting room which would not look out of place as the main lounge in many modern estate homes.


Another door from here leads into what could become a bedroom, the size of which again puts the offerings of some well known builders to shame. It features a large built in wardrobe and is kept bright and cheerful thanks to twin aspect windows, the larger of which is in the form of a fully glazed patio door that opens into a conservatory.


This is a generously sized room, capable of taking some grand pieces of furniture, all of which sits on the wood effect flooring that continues from inside the house. Halfway along the conservatory, a door opens to a very handy utility room. This room is again, a good size, and is nicely tucked away providing plumbing for a washing machine and tumble dryer.


At the. far end of the conservatory, is another large set of patio doors, these returning us back into the main house and into the massively impressive kitchen.


This impresses not only because of its sheer size, but the way it manages to feel warm and welcoming, providing the perfect setting for some large family gatherings. In effect the room is divided into two halves, the first being the business end of things, where one complete wall is taken up with fitted units centred round the sink and giving masses of food preparation and storage space. Set out from the rear wall there is a monumental kitchen island with a dark grey granite surface, something common to all the work areas and with a ceramic induction hob set into it with an integrated microwave set beneath the hob. Either side of these are numerous storage cupboards with the whole thing seeming big enough to play table tennis on, should the mood take you.


Beyond here the kitchen morphs into a comfortable lounge/dining room with space for the sort of dining table that would easily accommodate the numbers likely to be attracted to so social a living space, for if ever a home encouraged a party lifestyle, this is it. A wood burning stove sits in the corner and, inspite of the modernity of the room and its fittings, gives a homely, almost farmhouse kitchen atmosphere. From here the view from the huge picture window is sure to delight the eye and provide a talking point, should after dinner conversation begin to flag.


From here, a big archway leads us into a rear inner hall, from which more patio doors lead out onto, unsurprisingly, a patio. This large open area overlooks the generous gardens as it slopes down towards the far boundary fence, passing a useful out building as it does so, more of this building to come later. As we venture down onto a lower level, there is another parking area in front of the twin garage doors where opening these reveals a massive and fully equipped workshop with a useful vehicle pit.


Back inside to the rear hall, we come to the first of the bedrooms. This is probably larger than most main bedrooms found in a normal modern smaller home but in this house, is the second smallest bedroom. It is a comfortably proportioned double bedroom which benefits from a complete wall of fitted wardrobes, thus removing the need for free standing furniture.


Opposite here lies a family bathroom, and this really does underline the level of luxury that this home leads you to take for granted. It is a large room, tiled from floor to ceiling and provides a lavatory, a set of His and Hers counter-top mounted wash hand basins and a huge walk-in shower cubicle. This comes with the sort of rain-forest shower head that could be used on a set for a film about monsoons. At the other end of the bathroom, yes I did say the other end, sits a truly decadent massaging spa bath with a TV screen set into the tiles at one end. This means that provided you can keep the soap out of your eyes, you'll never miss a soap again!


Next, along the rear corridor, we come to another bedroom. This also benefits from fitted wardrobes but here they are more of a luxury than a necessity, as the room is big enough to cope with all the bedroom furniture you could throw at it, however eclectic your tastes, and still leave enough floor space to practice your Pilates.


Opposite the last bedroom, sits proof that his home can also do 'small' as we now come to a strictly single bedroom. This is currently seeing service as an office but which would admirably suit either role, or even a games room, your choice.


At the end of the hall, we step down into the remaining bedroom on this floor. A door in this room opens into a walk-in wardrobe that could justifiably be termed a dressing room. Should you find yourself involved in amateur dramatics, this would banish forever the problem of where to keep the pantomime costumes until next year, and you'd scarcely notice they were there. The remainder of the room is given additional character by the sloping, cottage like ceiling and practicality by the series of hobbit sized doors giving access to the storage space in the eaves.


Moving back to the original hallway, we take the stairs up to a small landing. Here we have two doors, the one on our right takes us into another beautifully proportioned bedroom. In here there is a complete wall that has been fitted with a series of wooden storage shelves, ideal if you are looking to start a library, and which still leaves enough space for a huge bed and any other additional furniture you may require. A large recess also offers a space for hanging clothes.


The opposite end of the small landing reveals the home's main sitting room, which I must admit, took me by surprise. You simply don't expect a room of this size on an upper floor, where one of the vast 'L' shaped settees that are currently in vogue today, almost manages to look lonely and is only rescued by the presence of a pair pf similarly proportioned armchairs to maintain the balance. The whole room is kept bright by the floor to ceiling window set into the gable end of the room and which takes full advantage of the ever present view. The room is of a size usually reserved for public spaces in hotels, yet still manages to feel homely and intimate, which is an impressive trick.


From here a corridor leads towards the principal bedroom, passing as it does so the en-suite bathroom where the home's display of understated decadence is maintained.


Along with the expected hand basin and lavatory, you are treated to a stylish walk in shower. Set beneath the sloping roofline is also a free standing bath that's just perfect for relaxing with a glass of something cool and a good book.


Moving further along the corridor, or dressing room type area, we come to the main bedroom itself. Here we find fitted furniture to take maximum use of the floor space, not that there is any shortage, with enough room to make a super king sized bed appear almost lost. This is a room in which to hide from the cares of the world but if I were to live here, the world could simply look after itself, I'd be staying put!


Returning to the rear garden, I said I'd return to it later on, is a large outbuilding. One half is currently being used as a gym, and the other half had been used as a work space, but now is empty and ready for its next role in life. For me, I believe this could be a fabulous self contained annex, ideal for an elderly relative or young teen searching for independence. It will require some work in order to make it comfortable, you may even need to speak to the local council as it may require planning, but at least you have options.


This family home offers what I would consider, the whole complete package for future proofing yours and your family's needs. There are endless configurations for you to set this home up to just how you feel suits you and you family best needs, now and for many years to come....now isn't that what a home should offer?
