What do you love about your home?
December 2025 marks twenty years since my late husband and I moved into Britannia Building. We were among the very first residents, moving in when the development was brand new. We viewed almost every apartment in the block and chose this one very deliberately because of its generous size and layout, as well as the great entertaining space, which was hard to find. The ceiling height throughout the apartment only enhances the sense of space.
The external aspect was also a big draw. The apartment looks out onto a small, quiet road that is now a no-through route, and it faces offices rather than residential buildings. The result is a surprising sense of privacy, particularly in the evenings and at weekends.
Inside, all of the rooms are generously sized, and the layout of the main reception room has always worked beautifully for us. It is open plan but cleverly zoned, with clear areas for cooking, eating and relaxing, which makes it both practical and sociable. The apartment has also been recently refurbished, including a new kitchen.
One of the practical perks we have always appreciated is that the apartment is on the 3rd floor, which is the same level as the communal roof terrace. It makes it incredibly easy to pop out and enjoy it, whether for a quiet coffee or meeting friends outside. The residents’ gym is also a real bonus, as it is a decent size with good equipment, so it is genuinely useful.
There is also a screening room which felt state of the art when we moved in, back when a 42" screen seemed like a cinema. Over time, we have suggested it could make a brilliant co-working space in the future, which speaks to how the building continues to evolve with its residents.
Over the past twenty years, we have watched the building grow into a genuine community. Most owners now hold a share of the freehold, which has given residents real choice and control over how the building is run. It is the kind of place where people know one another, something that can be rare in central London but makes a huge difference to how it feels to live here.
Why are you selling?
Leaving after all this time has not been an easy decision, but a combination of work and personal circumstances means it is the right moment to move on. I recently moved to Northern Ireland for work, and it now makes sense to take the next step. I truly believe that whoever buys Apartment 23 will love it and be very happy here.
What do you love about the area?
What we have always loved most is living in Shoreditch without feeling like we are living on top of Shoreditch. The apartment sits in a calm, tucked-away spot, so you get the energy and convenience of the area without the noise or foot traffic that can come with it.
Step outside and everything that makes Shoreditch special is on your doorstep. There is great food, brilliant independent shops, galleries, cafés, and some of the best people-watching in London. Old Street, Hoxton and the City are all walkable, and the upgraded station has made getting around even easier.
What really makes it work is the balance. It is lively when you want it to be and genuinely peaceful when you do not, with a friendly, settled building where people know each other and take pride in the place.
