Description

A superb barn conversion extending to just over 3,500 square feet, The Granary is situated on the periphery of the highly desirable village of Brandsby, at the foot of the Howardian Hills - an Area of Outstanding Natural Beauty.

In true barn conversion style, the property benefits from high ceilings, exposed beams, and large, spacious rooms.

Set within a substantial plot with an orchard and paddock, the property includes seven immaculate timber-clad, block, and stone stables, a triple garage, and a double garage.

The property is entered through a welcoming and spacious reception hall, with double doors opening to an impressive sitting room featuring a multi-fuel stove and dual-aspect windows, creating a fantastic space for entertaining and relaxing.

The open-plan kitchen-dining-living space is very much the heart of the home, with a high wooden-clad ceiling, wonderful oak beams, and patio doors opening to the garden, creating an impressively bright space. The well-planned kitchen features crafted wooden units, granite worktops, built-in quality appliances, and a breakfast bar.

In addition, there is a more formal dining room with space for a large table, a useful study, and a downstairs WC.

The first floor is home to four double bedrooms, all enjoying stunning countryside views. The principal bedroom and bedroom two both benefit from en suite bathrooms and fitted wardrobes.

The house is set back in a private position, approached by a long tree-lined drive; a sizeable driveway provides parking for several cars. To the north of the property, in an elevated position, sits the stable block and garages. A great deal of thought has been put into the design of the outbuildings, which could easily be used for home gyms, overflow storage, or machinery storage.

The owners have recently installed 12 solar panels on part of the buildings, with any excess power generated stored in a 10 kW battery.

A manicured lawned garden sits to the south and east of the property, and a gate provides access to a paddock of about an acre.

Just off the entrance drive are around 11 acres of fenced paddocks and an equestrian arena, available by separate negotiation.

Location

Brandsby lies at the edge of the most beautiful, undulating country at the foot of the Howardian Hills with plenty of nearby walks and footpaths.

The charming market town of Easingwold is about five miles away and provides a superb range of facilities including a fabulous range of shops and services, several supermarkets, a doctors’ surgery, a chemist, primary and secondary schools and sports clubs.

Helmsley (nine miles) is a fabulous town, about six miles away with a weekly market and an excellent selection of independent, local shops including clothes stores, a doctor’s surgery, delicatessens, cafes, restaurants, hotels, a spa and a local brewery. In addition there is an arts centre showing films and plays, as well as hosting yoga, exhibitions and concerts. Further attractions are the open air swimming pool, Helmsley Walled Garden, International Centre for Birds of Prey, Helmsley Castle and Duncombe Park.

Further afield are the Michelin starred restaurants The Star at Harome (11 miles) and The Black Swan, Oldstead (about eight an a half miles).

Some services complete the journey to Kings Cross in under two hours. On the outskirts of York are Monks Cross retail shopping centre and the Vangarde shopping park.

Both private and state schooling is abound, with Ampleforth College, St Peter's in York and Queen Margaret's at Escrick being the best known establishments.
