Description

The Sellers View
Living at Hartleys has been a real joy. We chose Silchester for its village feel and countryside setting, and it has fully delivered. There is a strong sense of community, from the friendly welcome at The Calleva Arms, just a short walk away, to village events on the green and the simple pleasure of visiting the pavilion café or local farmers’ market.

One of our favourite parts of daily life has been the walking routes directly from the house. With Bruno, our dog, we regularly head into Pamber Forest next door, which is ideal for peaceful walks, fresh air, and switching off. The variety of footpaths means it never feels repetitive.

We have also loved renovating the house and opening up its potential for hosting, particularly in the incredible kitchen and garden space, which has become the heart of the home and perfect for entertaining friends and family.

Hartleys is a quiet no-through road, giving it a safe and relaxed feel. Families enjoy the space, and it is common to see children playing on the grass opposite the house. The school is an easy walk away, the play park is well used, and village life is active and welcoming, with events such as the annual fete, dog show, markets, theatre productions, and local clubs.

Day-to-day life is practical and convenient, with supermarkets and amenities close by, while still returning home to a calm and welcoming setting. The neighbours are genuinely lovely and always willing to help, which is something we will miss greatly.

The Agents View
This is a home that has been thoughtfully reimagined to suit modern living. The current owners have carried out a clever internal reconfiguration that really works.

The former kitchen and part of the garage have been converted into a cosy living room, complete with a stylish media wall and electric fireplace, creating a warm and inviting space to relax. What was once the living dining room is now a large, contemporary kitchen dining room, fitted with plenty of storage, quality finishes and a breakfast bar, with double doors opening directly onto the south facing garden. There is also a downstairs WC combined with a utility room, adding everyday practicality.

The remainder of the garage, accessed via the garden, has been converted into a gym space, but this could easily be repurposed as a home office or studio if required.

Upstairs offers two double bedrooms, two single bedrooms and a modern four piece family bathroom, making it a flexible layout for families or those working from home.

The property has also been well maintained, with the boiler replaced in March 2024 and a new roof installed in February 2024, reusing original tiles where possible. Offered with no onward chain, this is a lovely village home, improved with care and attention, and ready for its next chapter.

The Area View
Silchester is a village that truly offers the best of both worlds. A peaceful countryside setting with a warm, close-knit community, yet with excellent connections when you need to get further afield.

Famed for its rich history, including the Roman ruins of Calleva Atrebatum, Silchester has a unique character and charm that sets it apart. At the heart of the village you’ll find The Calleva Arms, a welcoming pub that doubles as a social hub, while the village hall and playing fields bring residents together for clubs, events and activities all year round.

Families are well served by a highly regarded primary school in the village, with good secondary options in nearby Tadley and Burghfield Common. For commuters, Reading and Basingstoke are both within easy reach, offering mainline trains to London, while road links via the M3 and M4 keep travel straightforward.

Add in miles of countryside walks right from your doorstep, and it’s easy to see why Silchester is such a sought-after place to call home.
