Description

Number 23 Harrow Road offers a rare opportunity to live in a superb location, close to amenities, Nottingham City centre, Queens Medical Centre, Wollaton Park and outstanding schools, it really does offer everything.

The vendors have done an incredible job making this property a fantastic family home in the 12 years that they have lived there.

It has been lovingly restored from a dated property, to a bright modern family home whilst still maintaining it's character and cosy feel.

The description is below, but there is no substitute for coming to visit and experiencing it for yourself.

Front of the property:

The property has a driveway with parking for 2 vehicles, an EV charger and secure gated side access to the rear of the property.

Entrance hallway:

Through the front door is a small porch area with room for shoe storage, before entering an internal door into the hallway. The hallway is spacious yet cosy with laminate flooring, a radiator with traditional cover, room for storage units and an under stairs cupboard (potential for downstairs w.c)

Lounge:

A beautiful homely space, with laminate flooring, a log burner and a large bay window with integral blinds (no dusting required here)

Kitchen /dining area:

This is the most incredible space with lots on offer. You will never be short of storage with lots of floor and wall mounted cupboards, with contrasting light and dark grey décor it is stylish and timeless. Integrated appliances include dishwasher, washing machine, 2 electric ovens (one designed for baking), extractor hood.

A kitchen island with quartz worktop provides a sociable seating area whilst the chef of the house can cook up a storm in the centre. There is an ornate feature fire place (could be made into a working fire). A handy pantry is located next to the side access door providing even more storage for household items.

The vendors added on a rear extension in 2021 which is currently used as a dining area but would also make a fantastic snug with views out through the full width bifold windows onto the pretty garden. This space also has laminate flooring.

Upstairs at the property are;

Bedroom 1:

A great size double bedroom at the front of the property. It has the most incredible large bay window which brings in so much natural light. Laminate to floor, radiator.

Bedroom 2:

Another large double at the rear with views over the garden. In built quality wardrobes, laminate to floor, radiator.

Bedroom 3:

A single at the front of the property with laminate flooring and radiator.

Shower room:

A good sized tastefully decorated room with a larger than average shower, w.c and sink. The owners took out the bath to accommodate a w.c. (previous layout had separate w.c. only), however a bath could easily be re installed if that is preferential.

Separate w.c:

There is a separate w.c next to the shower room, so there is no queueing for the toilet. This is another very tastefully decorated space.

Outside:

Through the kitchen door you access a side decked area which is under cover and makes a wonderful all weather seating area. The owners have installed extra gates making it secure for pets.

Down from the decked area is a garage which is great for storage or could be converted into an outdoor office/garden room. There is a further decked area at the rear, perfect for warm evenings and a lawn area. The garden has lots of mature all year round foliage so even in winter it is full of greenery. When the tree at the rear blooms in spring/summer it will be stunning and completely private.

Additional notes:

1 free parking permit is provided and 2 further permits can be applied for at a cost.

Baxi combination boiler. 10 years old, full annual service history. Fitted TADO smart thermostat control system in 2024

Full rewire in 2012

HETAS certificate for log burner

New windows in 2021

The area:

Wollaton is a suburb in Nottingham and is a very popular area. It has great access into Nottingham and is close to the Queens Medical centre. Outstanding schools and the beautiful 500 acre Wollaton Park (with deer) & grade ii listed Wollaton Hall make it a very popular area for families.

The centre of Wollaton village, the original heart of the suburb, has remained relatively unchanged over the past few hundred years and is dominated by the Admiral Rodney public house and the Anglican church of St Leonard dating back to the 13th century. There are also amenities a plenty with medical facilities, shops, library and good eateries.
