A Note from the Homeowners

This has been our family home for the past 22 years, and it’s a place we’ve truly loved living in. From the moment we first saw it, we knew it had something special about it. Set on a secluded plot beside a conservation area, it offers a rare mix of space, privacy, and convenience. The garden is generous, the driveway easily takes up to six cars, and yet everything from schools to shops, buses, and sports facilities is close by.

We chose this part of Wokingham Borough for the excellent schools and strong transport links, including easy access to colleges such as Henley and Farnborough Sixth Form. It’s been the perfect balance of a peaceful setting with everyday amenities within easy reach.

One of our favourite things about the house is how connected it feels to nature. Step outside and you’re straight onto open green space. Wokingham Road is about a five-minute walk for buses, and there’s a lovely pathway nearby leading to Dinton Pastures and the cinema. Earley station, Maiden Place shopping centre, and the doctor’s surgery are all around a 20-minute walk, which has been incredibly convenient.

Over the years, we’ve carefully improved and adapted the house as our family grew. The kitchen was upgraded, a Worcester boiler installed, and the conservatory added with a thermal glass roof, making it a bright and comfortable space all year round. In 2016, we extended over the garage and reconfigured the upstairs, transforming it from four mixed-size bedrooms into four proper double bedrooms, along with a family bathroom and an ensuite.

The garden has been a real labour of love. We extended the driveway, landscaped the space, added a BBQ hut, and created a very private hot tub area with decking and a pergola, now beautifully draped with red grapes and wisteria.

The south-facing garden is something we’ll truly miss. It’s perfect for family BBQs, summer evenings watching the sunset, or simply enjoying the peace and quiet. Waking up to views of open space from the bedroom has been a joy, and the mature trees attract a wonderful variety of birdlife, from robins to woodpeckers. Our dogs especially loved having direct access to green space for walks straight from the house.

If we could, we would pick this house up and take it with us. Being part of this small, friendly cul-de-sac of just five homes has been a real pleasure, and this house holds so many happy memories for us. We’re confident it will offer the same warmth, comfort, and enjoyment to its next owners.

Agents Thoughts

I was genuinely excited when I got the call to bring this home to market. The location is excellent. Being within the popular Maiden Erlegh catchment and able to walk to The George pub and the cinema along the River Loddon, while enjoying immediate access to green space, is a real lifestyle bonus. The position within this quiet cul-de-sac works beautifully.

When I was filming in the garden, particularly around the hot tub area, what really stood out was the privacy. It’s incredibly secluded, with a mature tree line running along the boundary, giving a lovely sense of separation and calm. It’s easy to picture family gatherings here, summer evenings with friends, and children making full use of the space.

Inside, the house is smart, modern, and clearly very well looked after. The kitchen and bathrooms are in excellent order, and the lighting has been thoughtfully designed. The plinth lighting in the kitchen and the feature lighting over the bar area work really well. There’s also clear scope, if someone wanted it, to create a more open-plan kitchen and dining space.

A nice modern touch is the Alexa-controlled lighting, which operates the garden, conservatory, and individual bedroom lighting, adding everyday convenience.

The layout also works well day to day, with a handy downstairs WC, a study, and a utility space, along with a garage that’s ideal for storage.

It’s rare to find a home that ticks this many boxes in such a great spot, and I an excited to show you around.
