DESCRIPTION
Bird Dyke Plantation is a sound, mainly productive plantation, which has potential as an affordable medium-term investment
The plantation was felled and replanted in the late 1990s and around 2000. About a fifth of the wood is Sitka spruce of about 30 years of age and nearing maturity. This is unthinned but with good timber form, and saw log yields will rise in the next five years, with a potential clear-fell yield in the region of 2000 tonnes.
The majority of the wood was partly left to naturally regenerate, but the owners made the decision to enrich the site with further Sitka spruce around 2010, such that the majority of the wood is once more Sitka spruce with patches of willow scrub. About a quarter of the wood is open, particularly along the southern section, and there is scope to remove some of the scrub and enrich the site further with Sitka spruce. This would maximise the productive element of the site and the site could then yield in the region of 5000 tonnes of timber in 25-30 years' time.
The woodland is accessed from a public highway. A new access road was constructed in 2024, which provides shared farm access to the adjoining land which is in third party ownership but also provides excellent access for timber operations.
The wood is well located for a range of softwood timber markets in the North of England and South Scotland. Buyers should be aware that the minor public road from Lamplugh to Fangs Brow is classed as a severely restricted route for Timber Transport. Such routes require consultation with the Local Authority but are not excluded routes, and timber haulage is normally allowed with an agreed transport plan.
