About the house
It is screened from view at the front by established hedges and a mature tree and brick piers support double timber electric gates which mirror the contemporary roof design of the house and are controlled by a video intercom system. These gates open to a gravel drive which provides parking for at least five cars and access to the nearly 21 ft. garage which has a remote controlled up and over door. Steps lead down to a paved patio outside the sitting room, and there is a path and gate to the rear garden which is private and secluded with a range of mature trees providing screening.
About the House cont'd
The property is within walking distance of local amenities, and is within few minutes' walk of the extensive Woburn Estate woodland which has numerous public footpaths and bridleways. It is only about 5 minutes’ drive from a wider range of amenities in Woburn or 17 minutes’ drive from the range of amenities in the City of Milton Keynes which has shopping, leisure and sporting facilities and commuter services to London in just 32 minutes.
Ground Floor
A solid front door opens into the main hallway which has oak flooring and space for a seating area by a full height internal window which overlooks the over 44 ft. open plan room on the lower level. A bespoke oak staircase leads to the upper and lower levels. There is a built-in cupboard for coats and shoes, and a cloakroom which has a Duravit washbasin and WC, and a wall of built-in cupboards, one of which provides additional storage for coats and one which houses the electric fuse boards for the property.
Reception Rooms
The study has a window overlooking the drive, oak flooring, and a walk-in storage cupboard which is used as a comms cupboard. Steps from the hall lead down to a half landing which has access to an understairs storage cupboard, steps down to the open plan lower level, and oak flooring which continues through double doors into the sitting room which has full height windows and doors spanning most of one wall and leading to a southerly facing sheltered patio which is sunk down below the level of the drive and is enclosed by a brick wall with inset shrub borders. The double access doors allow the sitting room to be thrown open for entertaining or closed off when seclusion is preferred.
Kitchen/Breakfast/Dining/Family Room
Curved oak steps from the half landing continue down into the centrepiece of the property, an over 44 ft. by 20 ft. 9 open plan room which has a part vaulted double height ceiling and plenty of natural light from full and double height windows and three sets of French doors to the rear garden giving an excellent flow from internal to external space for modern family life and entertaining. There is mood lighting, tiled flooring throughout with underfloor heating, and space for several soft seating areas as well as a dining table to seat eight.
Kitchen
The kitchen area was refitted in November 2024 and has a comprehensive range of two tone full height and base units, and display shelving by Porcelanosa with a Patagonian Stone work surface incorporating a wide Franke sink with a Quooker boiling water tap. The large island has a Patagonian Stone work surface which incorporates a one bottle wine chiller, electric points, a breakfast bar with space to seat four, and an Elica four ring gas hob with an integrated central extractor fan. The range of full height units house an array of Miele appliances including a full height fridge, a full height freezer, a steam oven, two conventional ovens, a combi oven/microwave, a coffee machine, and a warming drawer with a slow cooker function. A pocket door conceals the coffee machine when not in use. There is also an integrated Miele dishwasher in the perimeter units, as well as a drinks fridge.
Mezzanine Games Room
A feature spiral staircase leads to a mezzanine level over the kitchen. This is a versatile space which is currently used as a games room but has been a playroom in the past and could also work well as an office for working from home if required. It has a glazed balustrade and access to a walk-in storeroom.
Utility Room
The utility room has a range of full height units spanning one wall with space and plumbing for a washing machine and a tumble dryer. The vendors removed two cupboard doors to fit a larger washing machine but have retained the doors should purchasers wish to reinstate them. At the end of the room there is a door to the second cloakroom which also has a Duravit washbasin and WC.
First Floor
The property has four double bedrooms which all have en suite bath or shower rooms with Duravit sanitaryware. The handmade oak staircase leads up from the hall to a half landing which has a built-in shelved airing cupboard housing the pressurised water tank. This level has two double bedrooms both of which have vaulted or part vaulted ceilings, and large windows which are shaped to mirror the sloping roofline. One of the bedrooms has a window overlooking the rear garden, and a fully tiled shower room with a WC, a vanity washbasin, a shower cubicle with an inset shelf, and a towel radiator. The other bedroom is accessed via a small lobby which has a window to the side and access to an en suite bathroom which is also fully tiled with a WC and vanity basin and has a bath with a shower over. The bedroom has air conditioning, and a range of built-in wardrobes with a combination of internal drawers, shelves and hanging rails.
First Floor cont'd

Principal Bedroom Suite
The principal bedroom suite has a Daikin air conditioning unit, a part vaulted ceiling, a window to the front and double height glazing with a door with wing windows to a wraparound balcony, and a window above which again mirrors the sloping roofline. There is a built-in shelved cupboard, and a range of built-in wardrobes which are fitted with hanging rails, shelved storage, and internal drawers. An en suite cloakroom has a wash basin and WC, and stairs, with shelved storage beneath, lead to an en suite bathroom on a mezzanine level which has an Italian style sunken oval bath with a recessed TV, a double walk-in shower with tiled seating area, and twin wash basins. A curved, glass balcony overlooks the bedroom and there is a walk-in storage area. Natural light is provided by four Velfac windows with electric blinds.
Rear Garden
The rear garden has been professionally landscaped with a focus on leisure and entertaining. There are extensive paved and decked terraces outside the French doors from the kitchen/breakfast/dining/family room with ample space for tables and seating for al fresco entertaining, and the vendors have also installed two Dunster gazebos at the bottom of the garden. One has heating and provides a covered seating area and the other houses an outdoor kitchen which has a range of storage units, a double fridge, a wine fridge, a sink, and a charcoal barbecue. The garden heaters on the patio are included in the sale. The garden has Wi Fi, outdoor lighting, and is wired for a sound system, the speakers for which are available by separate negotiation if required. The rest of the garden has established shrub borders, and is laid to lawn, with split levels separated by a curved paved path with steps down to the seating gazebo.
