We are delighted to offer for sale this one bedroom Assisted Living Apartment, situated on the ground floor of our main village centre. One of the main attractions of the property is the position it boasts, with a south aspect overlooking the communal bowling green. The apartment is also in close proximity of the main reception, which leads directly to the extensive communal facilities within the heart of the village.

Within a stone's throw from the village, you'll find a nature reserve, village pub, the beautiful Ridgeway and the picturesque market town of Wantage which enjoys a thriving atmosphere thanks to a good range of local
amenities, including many shops, pubs and restaurants plus a twice weekly market. Annual events for the town and surrounding area include a music festival, summer arts festival, literary festival and our very own vintage transport festival, which gets bigger every year!

Fees
A key benefit to living at Richmond Villages is the level of care, support and services that are available to make life more comfortable and enjoyable. A Service Charge of £197.65 per week covers the general upkeep of the village facilities, building insurance and maintenance, management and registration of staff, and social wellbeing activities and events. This is reviewed annually on 1st January.

A Transfer Fee of 6% of the sale price applies on resales in year one, 8% in year two, and 10% thereafter.

A separate charge for Ground Rent of £296.91 is payable annually on resale properties. This is subject to five yearly reviews from the commencement date specified in the lease.

Purchasers of Assisted Living apartments also pay for a Lifestyle Package or a Lifestyle Flex Package. These cover utility costs and (with differences between the two packages) meals, housekeeping and laundry services. Lifestyle Packages are available from £531 per week based on single occupancy.
