The kitchen is fitted with white high gloss units, giving this space a sleek and modern feel. The kitchen flows through to a utility room and I really like the addition of the floor to ceiling glass door. The upstairs certainly doesn’t disappoint. All four bedrooms are generously sized, but the main bedroom is the standout feature. A full wall of fitted wardrobes provides excellent storage, while the large window floods the room with natural light. The statement wallpaper and bold colour create a stylish, inviting atmosphere. Completing the space is a spacious en suite shower room, making this a fantastic room overall. The second bedroom also features modern fitted wardrobes, while the third and fourth bedrooms are both comfortable doubles, giving you plenty of flexibility for family, guests, or home-working. There are two Primary Schools, Hilton Spencer Academy and The Mease Spencer Academy which both feed through to John Port School in the neighbouring village of Etwall. Within Hilton there are also plenty of essential amenities including, a doctors and pharmacy, The Post Office, several nurseries, Tesco Express, Aldi and plenty of takeaway food options. Hilton has several hair and beauty salons, a bakery, pubs around the village, a village hall and a number of play areas for children. To the back of the village hall there is a skate park, football pitches and a tennis/football court. The buses which run through the village provide a service which goes to other local villages as well as into Derby City Centre and Burton Town Centre. It has easy access to major road links with the A38 and A50 both just a couple of minutes’ drive from the village and the A516 to Derby.

After 10 years of working in the London Property market Andrew had a bit of a culture shock when he sold his agency and relocated to his wife Kathryn's home town of Derby to raise their young family. The pace of Derby estate agency was very different and whilst there were positives too there just wasn't the same energy and drive to deliver great results for client's.

Nearly 2 years later in mid 2016 with their second son Archie on the brink of being born Andrew and Kathryn decided it was finally time to create an estate agency that could combine the best of the Derby market with the hunger and drive of the London market. And just like that AKS was born just a couple of months after Archie!

No-one had heard of us and we had a grand total of zero properties to sell but we slowly picked up our first few clients. We focussed 100% on delivering the best possible result and moving experience for every customer. The more we looked after people the more recommendations we received and our business started to grow.

In 2018 we over doubled the number of properties sold in 2017 and then increased this again in 2019 by another 50%. This has been achieved not by advertising or promoting ourselves but by keeping our focus on putting our customers needs first.

Our motivation isn't to be the biggest estate agent but to continually improve and work hard to be the best. Whatever the future holds, whether we sell 20 properties or 200 our priority is to ensure that we achieve the very best price and moving experience for every one of the sellers that entrust us with the sale of their property.
