Description
The property offers accommodation over two floors, with a spacious living room with sliding glass doors to a private roof terrace; a fitted kitchen; and an under-stairs storage cupboard. The upper floor has three bedrooms, with an ensuite shower room to the principal bedroom. There is a family bathroom, and the generous landing offers access to a cupboard housing a warm air heating system and drying space. Externally there is on-road permit parking and lockable garages may be rented from the City Council’s website. The property also comes with its own private storage unit located at the foot of the development; this is particularly suitable for secure cycle or push-chair storage.
Location:
Kendall Crescent is situated to the north of Oxford and Cutteslowe is a well-established part of the city. The property further benefits from being just outside Oxford ring road which allows quick access either to the city centre or to major transport links such as the A34 and the A40. The area is of course enriched by Oxford’s culture and, therefore, the local facilities are some of the finest the city has to offer. There is both a local primary school and the property is within the catchment area for a highly regarded secondary school.
Summertown has many independent shops, cafes, and restaurants, plus a pub and a well-equipped pool and leisure centre. Several grocery stores - including M&S Food - offer convenience to both visitors and residents. Oxford city centre is less than three miles distant so just a cycle ride or short bus journey away. Oxford Parkway Railway Station and Park & Ride is just under 1.5 miles away and offers regular trains to London and Bicester Village, or north via Oxford City to Banbury and Birmingham.
There are outstanding recreational areas within easy reach: most notably Cutteslowe Park, a two-minute walk away, with its pleasant walks, play areas, café, cricket and football pitches and the miniature model railway. The Park also offers access to the River Cherwell and open countryside beyond. To the West is Port Meadow and the River Thames. As a result of being in the old parish of Cutteslowe and Wolvercote there is a vibrant sense of community.
In the owner’s words:
“We don’t really notice them, do we? Those homes above the shops, when our attention is focused on going to buy the paper, get some stamps, perhaps a pint of milk while we’re about it. But there is a hidden and surprising pleasure in those maisonettes, if we are only to lift our eyes. “I lived in Kendall Crescent for ten years and have rented it to families for another fifteen. From the start it was easy to appreciate the light from the generous windows, and then I learned that it was economical to heat, with the buildings on either side and underneath providing insulation (the loft floor has been insulated, and the freeholder placed a new roof on top of the existing one about twenty years ago)".
“It took me time to understand that I derived a sense of safety when I was living in the property. People rarely, if ever, venture onto the walkway unless they have business at one of the flats. At the same time, one looks down upon people on the street and the pavement, and this separation creates a feeling of security (it’s what I believe architects call the intimacy gradient). Noise does not penetrate from neighbours, or from the office below".
“The services are straightforward. The hot air heating is effective and easily serviced (annually by the local firm Keep Warm Heating). Gas and electrical safety have been certificated, and the kitchen re-wired to modern standards. Electric showers have been renewed and checked. It is an easy habitat, economical on energy and maintenance. “In my time in the apartment I loved the patio. I grew tomatoes, peppers, jasmine, ivy and other climbers. In the planters I planted tulips, geraniums and daffodils".
“Residents of Kendall Crescent are lucky to have one of Oxford’s most lovely parks close by: Cutteslowe Park. It has everything from a model railway to a café, and so many sports are catered for – there is even provision for beach volleyball. Walk across the park and you will find yourself in fields – where detectorists once showed me Roman coins they had found. Just minutes from my flat and I would find myself running along the banks of the Cherwell (with all its wildlife) to Islip, past an old ford that I understand was once the road from London to Worcester".
“When living in Cutteslowe I really appreciated the transport links. I could cycle down a quiet cycle route to my work in the centre of the city or easily access major routes to London and all points. Previously I had lived in East Oxford and used regularly to visit my parents on the west coast of Scotland. I and my children came to value having half an hour knocked off that journey. And since Oxford Parkway station is a now just a walk or a short cycle away you can be in London in just over an hour. A decent supermarket is close by in Kidlington - if the shop and Post Office below are insufficient".
“It seems to me that the original planners had a vision for modern living which has only matured. They provided a secure, light, airy accommodation that could be serviced economically. They offered a park in which young children and athletes could glory, close to access to nature and history. All this was completed with excellent transport links by road, bus, train and cycle. In my experience Kendall Crescent offers a safe and uplifting location to live, whether on one’s own, with another, or with children (and I have done all three)".
