"Luxury" prices for freezing apartments, broken security, and missing parcels.

Do not be fooled by the "luxury" marketing; the reality of living here is stressful and overpriced. 1. Heating & Utilities: Multiple flats have been left without heating or hot water for weeks—sometimes months—during the freezing winter (Dec–Feb). Despite this, utility bills are astronomically high due to what appears to be faulty, inefficient systems. 2. Security Risks: The building is not secure. The bike storage door has been broken for ages, leading to theft, yet it remains unfixed. Residents are given manual keys because the fob system is broken, but often the manual locks don't work either. The parking lot has also had long-term access issues before. 3. Parcel Chaos: Concierge used to handle parcels, but now they are just dumped in a chaotic, insecure room or randomly stacked on shelves. Packages frequently go missing or end up in the wrong block. 4. False Promises: We were sold on a "24/7 Concierge," but they clock off at 11 PM. The building is severely understaffed for the rent we pay.

Night concierge are brilliant

The help and support of the night concierge is fantastic. Especially Jawaid! What a star he is! Always smiling and happy to help. He typically works the night shift. Day shift staff helpful also but we tend to interact more with night shift guys as that’s how our shifts tend to work.

this is a great place

I've been living in this development for a while, and here are my thoughts. The design is quite modern, with a sleek exterior and well - planned interior spaces. The open - concept layout in the apartments makes them feel spacious and airy. The facilities are decent. There's a small but functional gym, which is great for a quick workout. Building management does an okay job. Maintenance requests are usually addressed within a reasonable time.

Great place in Edinburgh City Centre

The building is well maintained, secure, and professionally managed. What really stands out is the on-site team — they are friendly, approachable, and always willing to help. Any maintenance issues are dealt with promptly, and communication is clear and reassuring.

Living here is very great we have everytgibg we need bus stop to city center is just outside cinema shopping ect its very quiet here and the community are very close traffic noise is nect to nothing very happy living here at moda even the reception is fantastic Aya supported me when i was emotionally drained such a lovey man!
