I'd say this sound is as good as having the smell of fresh bread or coffee in your home every day! The surroundings of this home will deter any young kids (or adults) from sitting around and watching their iPads all day, they'll actually want to go out and play - just like we did when we were kids! The tree houses or swings that you can implement will keep them entertained until they are at least 45!


An entrance porch welcomes us into this beautiful Executive home and provides a handy space for all of the shoes and coats that we don't want to clutter inside. It's kept nice and bright thanks to the array of floor to ceiling windows.


The main hallway is decked with an impressive wooden floor that runs throughout the ground floor and at the start of the hallway, a floor to ceiling window lets ample light flood in. A lovely turned staircase sits to our right, and just before that is the very handy downstairs cloakroom.


This has been recently updated with a modern vanity sink unit, inset toilet with a handy shelf unit above, and a very stylish radiator. It's all kept nice and bright in here thanks to the frosted window, that also keeps any prying eyes out....not that it's that kind of area!


As we saunter down the hallway, the first doors, yes that's right, two doors, that's how you know this is an executive home. These doors on our left open to reveal the snug or sitting room.


This room offers many uses, it could also be used as bedroom five or six, an office, a study, or even a games room. It's a generously sized room, with a window that looks out over the front garden. If it's a home with space you're after, keep reading, there's plenty of that. It currently has a lift in here, but this will be going with the owners, however, it just goes to show how adaptable this house can be. I didn't even know there was a lift in here until it was summoned!


Along the hallway, and the next section of the home we come to is the dining room. This is open to the hallway with a door opposite that leads to the kitchen on our right.


Stepping into the kitchen, this has recently been completely updated and to a very high standard. Three walls house ample work-surfaces that can provide enough space for food preparation, as well as the many 21st Century gadgets that we've become so reliant on today. There are lots of glossy floor and wall mounted storage units, as well as a 5 ring gas hob and twin ovens.

Everything is integrated, as you'd expect, and a breakfast bar intrudes into the kitchen walkway to offer you a place to sit at and have a quick snack, or just relax and drink a coffee, read the paper before heading off to work...A large

Dual aspect windows provide all the l,ight you'll need and a set of floor to ceiling windows offer a pleasant view over the woodland.


From here we step though into the orangery style room. This is an extension of the lounge, but with a vaulted ceiling and triple aspect windows, from where you really get to sit and enjoy the rear aspect of the home. This is a place to sit and unwind after a hard day at work, or golf, where you can open up and let the outdoors come in thanks to the patio doors.. It's totally private and very, very quiet, apart from the mesmerising sound of fresh running water from your very own babbling brook....oh the serenity.


Stepping outside, a large patio runs along the full length of the home and is bordered by a low level brick wall as well as garden trellises. It's an ideal set up for a BBQ, from where you can sit and enjoy your fabulous surroundings all year round. The patio leads to the front and also the side of the home, where a gate opens up to reveal the double garage.


The double garage is a welcome addition, as it can not only hold two cars, but can offer storage space in the eves. If you like tinkering about, then this is the place to tinker, or store stuff, whichever fits best.


From the patio in the rear garden, there is a large section of shingle and decorative flowerbeds, which has all be boarded off. Why, because they have young grandchildren and this stops them falling into the stream, although it is only very shallow, but best be safe. Beyond the picket fence is an area of lawn, in case you are desperate to mow something on the weekend, and then more flower beds, and this all leads up to the stream below and offers uninterrupted views over the woodland beyond..


Back inside and up the turned staircase, we come to the L-shaped landing. With double aspect windows, it's kept nice and bright, considering the size of it.


A loft hatch gives access to the vast boarded attic space, and then a plethora of doors open to all of the first floor accommodation.


The first door opens to, I'd say, the smallest bedroom. When I say smallest, this is a large double, larger than most main double bedrooms in your standard home. A window offers views over the front garden and further on down The Vale. It does currently have a lift in here, but this be removed before you buy, but it just shows how versatile this home can be and cater for any needs.


Opposite this room is another bedroom, or two if you wanted. This is a larger room, sporting two windows. This means, you could add another doorway further along down the hall, put a wall in the middle of this room and create two smaller rooms, if required. This can very easily be done, to give you two bedrooms and thus future proof this home, you know in case an emergency, that was not planned, happens down the line. Two radiators are perfectly positioned for this twin room proposition.


Back to the opposite side of the hall and we come to the large family bathroom. I'll try to stop using the word large, everything in this home is a good size.


It's been kitted out with the latest contemporary bathroom ware, where we have a stylish deep corner bath with shower attachment, there's a pedestal wash hand basin and of course, the obligatory toilet. The floor and walls are all easy to clean, as this bathroom is also a wet-room, because in the corner, sits a rainforest shower head, with added hand held attachment, you know, for those harder to reach places. A heated chrome towel rail helps keep the room warm and your towels toasty. This bathroom has something for everyone, even a large space to put a storage cupboard....and before I forget, twin frosted windows to keep the space nice and bright with natural light.


At the end of the hallway we have two doors, both opening to the two main bedrooms, yes that's right, two mains. Both are generously sized rooms, one with two walls of fitted wardrobes and the other with plenty of space for free standing ones. Both offer views over the rear garden and stream and woodland.


Both of these rooms come with an En-suite bathroom, both with showers, although I'm pretty sure you could fit baths in either, if you wanted. I think these rooms could use with updating, both are perfectly usable, but I'd say it's time for an upgrade.


I'd like to point out, for those who are not familiar with the area, that this home sits in the highly regarded and most sought-after village of Appley Bridge. Appley Bridge itself is renowned for its fabulous countryside, that provides a picturesque retreat from the hustle and bustle of the town. It's also within easy reach of shops and amenities, excellent schools and superb transport links, with the M6 motorway just a short distance away.
