The grounds include a double garage, outbuildings, mature gardens, lawns , a small orchard and wooded areas. All providing great privacy.

Location
The ancient and historic village of Pilton boasts a splendid 11th century church, a 14th century tithe barn and many period houses and cottages. According to legends this is where Joseph of Arimathea entered Britain. It is now internationally famous for its festival (with tickets provided to the residents).
Pilton is certainly, and understandably one of the most popular villages in the area with a very active, friendly and welcoming community. There’s a wide range of activities and amenities including a parish church, Methodist chapel with coffee shop, excellent recently refurbished pub, village hall, nursery and preschool, village Co-Op shop, electric car chargers, community orchard and recreation ground.
Cedar House is located in a quiet and very private setting on John Beales Hill in the centre of the village.

Description
The property is approached through a five-bar gate opening onto a driveway which sweeps to a large, gravelled courtyard flanked by the house, outbuildings and the coach house. Built in 1752 the house, south facing, has been extended over the years and as with many such properties has retained and developed its own individual character. Modern facilities such as central heating, an Aga and bathrooms, all combing with period details to create a welcoming and comfortable home.

The generous accommodation has a good deal of flexibility with plenty of bathrooms and two staircases which can provide privacy and space for different generations if required.

Accommodation
Steps lead down from the courtyard to a central porch opening into a large reception hall, flooded with natural light. It’s equally suited as a large dining room and has a door opens onto the sunny south facing terrace and garden beyond.

The adjacent music room leads through to the splendid drawing room with its bay window, French doors and inglenook with its open fireplace and cosy bench seats.

On the other side of the main hall is a comfortable sitting room which leads through to the kitchen and dining room with tiled terracotta floors, painted wooden cupboards, oak worktops, a double Belfast sink , dishwasher and an electric dual control Aga. Also, there’s space for a large American style fridge/freezer.

Off the dining area is a boot room/secondary kitchen area with an additional electric oven, the boiler and an external door.

There’s also a side hallway with a cloakroom and on the opposite side of the main hall is a large utility room with space for washing machine and tumble dryer.

The main staircase rises from the hall to a landing on the first floor.
The principal bedroom is on the southeastern side of the house with and has a well-planned ensuite bathroom with separate shower and freestanding bath with views of the garden.

There are 5 further bedrooms and 2 bathrooms on this floor which is also reached by a second staircase which rises from the utility room. This provides the opportunity to create some independent living in the "West Wing" for relatives or teenagers.

On the second floor there is a large open plan bed sitting room with excellent storage under the eaves. Leading off the room is a large ensuite shower room.

Outside
The grounds are an absolute delight. They total towards 2 acres with lawns, grassed banks, mature trees including Walnut, Maple, Willow, Poplar, Chestnut, an avenue of Hawthorne and a small apple orchard. Mention must also be made of the Cedar of Lebanon.
On the sunny southern side of the house, is a raised terrace, ideal for summer dining, with lawns beyond with flower, rose and shrub beds.
There are also garaging, workshop and storage buildings.

Dating from the original period of the main house, this has been beautifully renovated and converted to provide additional accommodation when needed. It has excellent accommodation and its own private west facing terrace. With views over a paddock.

About the area
Pilton is a much sought-after Somerset village in beautiful countryside near Wells, Glastonbury and Shepton Mallet. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance and there are excellent road networks to London and the South.
Castle Cary is the nearest train station with fast links to London.
Wells, the smallest city in England, nestles close to the Mendip Hills – an Area of Outstanding Natural Beauty-has excellent local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace.

Nearby, Glastonbury grew up alongside the Abbey and is a thriving major tourist area.
Shepton Mallet is another historic town which is now rapidly growing, and all three towns offer a wide range of facilities, societies and activities covering cultural, social and sporting aspects. There are many local shooting syndicates nearby and hunting with the Blackmoor Vale and Mendip Farmers.
Education is well covered with excellent state & independent schools in the area including many village primary schools, Crispins, St Dunstans, Strode College, Wells Cathedral School, Millfield, Downside, All Hallows and the Bruton schools.
