Description
The Warner Estate was developed from the late 1800s by local landowner Courtenay Warner, who built well-designed, affordable homes for working Londoners. Known for their red-brick late Victorian appearance and maisonette style layouts, Warner homes shaped much of Walthamstow and remain a defining part of the area's architectural and social history today.
This particular apartment has undergone a programme of refurbishment by the current owners, extending into the loft space to create a stylish, contemporary home with a light and airy feel throughout.
The entrance is via your own private front door, where a staircase takes you to the first floor.
First floor accommodation:
On this level we have a sunny lounge / reception room to the front which overlooks leafy Brettenham Road with an Easterly aspect. Solid wood flooring and a wood burning stove with an exposed brick chimney breast, which has been carefully restored, lend an authentic, traditional feel to the room. There are two good sized doubles, the smaller of the two next to the lounge. The hallway then leads us to a stylish galley kitchen finished with a simple, clean aesthetic. The cabinetry is bespoke and made of plywood and the countertop and splashback is quartz. The kitchen also has a 'Butler' style sink.
Next is the three piece family bathroom with bathtub and from here you can also take your staircase down to the rear West facing garden. The garden paving, which has recently been done and the patio at the rear of the garden is perfect for evening sunsets and entertaining your guests. There is also a handy shed for bike and other garden storage. The garden also has side access, a rarity on the street. Towards the rear of the flat we have a large, master bedroom with built-in storage overlooking the garden.
Top (2nd floor) accommodation
One the top floor here we have another double room with a beautifully appointed en-suite wet room with Velux style roof windows in both rooms. This room will make an ideal 'master suite' or occasional guest room. The current owners use it as their home workspace and guest room.
Brettenham Road is a sought after location within the historic Warner Estate. As it is a one way street, passing traffic is kept to a minimum and parking is controlled for residents, so you and your guests can park easily. It's also a short stroll from the delights of Lloyd Park and the William Morris Gallery, which also has an excellent on site cafe. From here you can reach Walthamstow Central easily by foot or a number of local bus services from where you can connect with the Victoria Line at Walthamstow Central and the overground Weaver Line, which will whizz you into London's Liverpool Street and beyond, in less than 20 minutes.
For socialising closer to home, nearby Walthamstow Village has an excellent selection of quirky independent shops, pubs and restaurants.
A note from the owners:
We have absolutely loved living on Brettenham Road; it's been the perfect home to raise our young family. The street itself has a wonderful community feel and perhaps for the first time since living in London, we genuinely feel a connection to our neighbours. The park - especially in the spring and summer - has been an extension of our garden and we have loved going to the William Morris Gallery and the farmers market on Saturdays. Walthamstow itself has a vibrant, creative energy with an abundance of independent shops, cafes, restaurants and craft ale shops. Our home is walking distance to the stunningly renovated Soho Theatre, which we have really enjoyed going to since it opened recently. We have also loved the easy access to Epping Forest and exploring the nature on our doorstep. We will truly miss Walthamstow.
