Description

33 CUCKOO HILL, BRUTON, SOMERSET, BA10 0AF

A beautifully presented four-bedroom property, set in this popular development within the historic market town of Bruton.

33 Cuckoo Hill has immaculate accommodation which has been much improved by the current owners, including a sitting room, kitchen dining room, utility, rear porch, four bedrooms, one en-suite and a family bathroom.

There is a landscaped rear garden, plus off-street parking for two cars with an EV-car charging point, and a garage.

Accommodation
33 Cuckoo Hill is a thoughtfully improved four-bedroom attached family house, located in a convenient yet tucked-away position on the edge of this well-regarded development in Bruton. The property has been carefully maintained and enhanced by the current owners, with a number of tasteful improvements including new flooring, kitchen updates, and internal reconfigurations to name a few.

The front door, set beneath a small, recently renewed porch, opens into a welcoming and light-filled entrance hall which has extensive built-in storage. From here, the well-proportioned double-aspect sitting room opens through French doors to the rear garden.

Engineered Bamboo flooring spans from the hall into the kitchen dining room. This is a generous open-plan dining and living space now that a wall has been removed between the kitchen and dining areas, making it ideal for modern family life and entertaining. The kitchen is finished with solid bamboo work surfaces and is well equipped with integrated appliances, including a Bosch oven with warming drawer, a gas hob, an extractor, dishwasher and fridge freezer.

An adjoining utility room and cloakroom add further practicality to the layout, and at the rear, between the utility and garden, there is a glazed back porch.

To the first floor, the principal bedroom benefits from fitted wardrobes and an en-suite shower room. There are three further bedrooms, all well-proportioned and naturally bright, together with a family bathroom.

Throughout, the accommodation feels light, comfortable and well-balanced, with a modern yet homely atmosphere.

Outside
The rear garden has been attractively landscaped and is partially walled, offering a good degree of privacy. There is a mixture of paved patio, decking, and gravelled areas which are ideal for seating and lower levels of maintenance. Immediately outside the kitchen, there is a timber-framed cattery which could either be removed or modified to become a pergola if desired. A retractable canopy is set above.

A gateway leads to the garage and parking for two cars. There is an EV-car charging point in front of the garage.

About the area
Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath.

The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus 'Hauser & Wirth' Art & Exhibition Gallery, the 'Osip', the ever popular dining experience 'At The Chapel', and of course an excellent choice of schools including King's School, Bruton Primary and Sexey's School. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.

Further amenities within the town include a doctor's surgery, vet, pharmacy, post office, several convenience stores, petrol station and many independent shops and cafés.

The surrounding countryside is stunning, and nearby National Trust walks at Stourhead House and Gardens, plus further pursuits at Babington House and as mentioned: The Newt Gardens.
